Buying an apartment - price negotiation and renting with right-to-purchase later

Hi everyone,
I was hoping someone with some experience on this topic could give us a few tips or thoughts.

We have been casually looking to buy an apartment in the last 2 years and have finally found one that meets all our criteria. It seems to be a private sale but by a seems-honest-and-nice-enough swiss guy (I did do a bit of a background search).

Obviously we would like to get a good price for it and not being property-buffs ourselves, how do we know? He does have an official quote/recommendation from some property company but I'm not sure how much I trust this - surely when paying for these quotes, one can easily ask them to add a bit on? From what I have seen in the last 2 years and on Comparis 'What did your neighbours pay', it's a fair price, but how do you really ever know, plus/minus 10-20%, which is still a large amount? He seems to be willing to negotiate a bit on the price...how much is this negotiation usually? I'm shocking at the whole bartering game. The apartment is in Luzern city, if that helps.

Also, after meeting us, he did offer that we could rent the place for up to a year (until his mortgage expires) with the right-to-purchase within that year as he understands it's a huge investment on something we don't know. He would even count the rent paid towards the purchase price. This seems like an amazing offer, almost 'too good to be true', especially for my risk-averse husband. Obviously we would need to get this all carefully written and signed but does anyone have any experience/thoughts on this? Would really appreciate it!
