Managed Letting Agent in London

Does anyone use a managed letting agent in the UK?

Had some unpleasantness with mine (they stated all the apartments were empty due to COVID, but the porter at the building called because there were parties going in in the apartments and they were being loud).

Turns out the agent was renting on the side to his friends... and pretending the apartments were empty... so now looking for a new agent.

Does anyone have someone they recommend? I'm after a hands-off approach, i.e. hand them the keys and they can deal with everything...

In the past I used Kinleigh, Folkard & Hayward. Just gave them the keys and they did the rest. Never had any reason to complain.

For the flat we rent out in Scotland I use Your Move's fully managed service. However, it's not just a case of them having the keys and doing everything. I still have to approve quotes for any repairs my tenant reports and instruct for the work to be done. As my place has a shared roof with the hairdressing salon underneath, all roof repairs are 50/50 with the salon owner. In that case YM can get quotes but can't instruct for any work to be done, so we get the quotes ourselves, the salon owner has other property an has regular guys she uses so she's happy liaising with us.

I've been lucky with tenants, only had a blip with one, a girl who seemed reliable as she was working and at college. Unfortunately she was using the place as a party flat for her mates at the weekend and unbeknown to us she was also looking after a boyfriend's massive dog a few days a week. The dog scratched all the commercial grade oak flooring, she ruined the new stair carpet with candle wax, left the place totally filthy (including half eaten takeaways in the oven) and refused to pay the final week's rent or cover the cost of the cleaning (it's incredibly hard to deduct anything from the deposit in Scotland, everything is pro tenant and anti landlord). I also found out she left owing money to the power company and she hadn't paid any council tax the whole 6 months she was there.

Don't kill me, but I use Foxtons. Say what you may about them, but they always get the highest rent for me, well above what other agencies quote. I used to have very hands on tenants, so didn't need management, but now I have new tenants who aren't so hands on. Foxtons had a 'special deal' on their management services, so I went for it and so far so good.


They helped me when my tenant's income was affected by COVID and together we came to an equitable solution. There is a landlord online platform that houses all the documentation and history, which is handy.


So, in short, it's pricey, but worth it to save on headaches. I use the branch in Blackheath (Greenwich), but they have branches everywhere.

Has anyone tried one of the plethora of AirBnB platforms?


They are suggesting a 40%-50% income increase at 80% occupancy, which seems... unbelievable, especially given the current situation...
