Well I am not buying it, that was just an example. I am not the one who has reserved that house My current 3.5 room flat is 65m2.
Maybe the person buying it will open it up a bit?

66m2 is fine for 1-2 people.

Get a dog who lives outside.

And some goats or sheep to trim the lawn.

Careful with the dimensions, ours is 55m2 outside, 40m2 inside (walls are 50cm), so 5x11 outside, 4x10 inside.

Sometimes there's rooms that don't count because the ceiling is too low or the heating doesn't work on the top floor (would need a space heater, etc...)

I want a summer home now. I don't really care all that much about the house, it's the garden I want.

House sizes, at least for insurance, are based on m3 and not m2.

Which is why our insured value is about 2x purchase price.

A property I searched on one of the hazard map appears under orange colour = "Gefahrenhinweiskarte Blockschag" (Hazard warning card block impact).

The same property shows as white under "Blockschlaggefahr" (Block impact risk)

What is the difference between "Gefahrenhinweiskarte Blockschlag" vs "Blockschlaggefahr"

Any construction is going to be difficult, there is no permanent direct access to the chalet.

I don't think heating has any part to play in calculating dimensions. Ceiling height, certainly, with, IIRC, anything lower than 1.5m being excluded from the calculated surface area.

And windows too, I believe, so an attic room with only a small Velux window, for example, may 'lose' even more of its floor area, based on a specified minimum window size per countable square metre of floor space in any given room.

Yes stones and blocks of rock/mountain breaking off. My question was different, how can a property be in the white zone "not dangerous" for Blockschlag and still be under orange for Gefahrenhinweiskarte Blockschlag.

It does not matter any more as I have worked out through more research that the property is in a semi-risky area. It would be hard to sell it in the future if I ever changed my mind. With climate change accelerating crumbling of the Alps, it would be wise to stay away from risky areas. Cuts down my options unfortunately.

This mountain goat hut search is proving to be very challenging! Every decent place falls under one or other hazard zone! For example a popular town is fully covered by the following hazard warning-

Gefahrenhinweiskarte spontane rutschung (Hazard warning card for spontaneous landslides)

Thousands of people live there, do people just ignore the dangers and buy anyway and hope for the best

Yep.


Same as driving a car or living in the Bay Area or around the Cascadia Fault Line.


Though, with Yellowstone, basically the whole US is a danger zone.
