Tenant selection criteria

I applied for an apartment providing all necessary info, does anyone know what criteria the agencies follow to decide that you are could be a good tenant?
I assume salary for sure, but what others? (single/couple/family) citizenship...
else?

That but also what the landlord wants. Ours specifically wanted a mix of old and young people, Swiss and non Swiss. But in the end, luck also plays a part, especially if you are searching for cheaper apartments (a lot will not appear on the market )

always different, like a good play of roulette.

The basics are the same, able to pay rent, normally no pets, not music instruments, non smoker, etc.

The only set thing is proof you can afford the rent and don’t have any debt. Anything else varies between landlord/agency/genossenschaft. Good luck.

From what I understand they go basically at random with non-scientific methods, biases and no clear benefits in their selection criteria but they make their clients pay for it.

Depending whether you meet the agent or landlord, how you look and act; what you do, what you might do in the apartment; how much you earn (it could be too much, too little or just right); if you come across as you might be hard work during the rental period.....

If you apply after a mass public viewing; pot luck.

Looked at a one and a half room apartment two weeks ago, 750 Euros kalt in an area where the Mietspiegel says not more than 550 warm and over 300 applicants.

A landlord does not want a risk. Your application should make clear that you are not a risk.

Do you think should i mention that my actual contract is gonna end by the end of October because i already signed a contract with a more important company with a higher salary or they just care that i have an occupation at the moment?
BTW: Think we are 3 applicants for it...

its always difficult, cause someone might say "mah you then start new, have a trial period blah bla" and some might say: "yeah he has some future".

Yes, that's the same doubt I had... but at the same time if they contact my current employer and he say that i am leaving they might think I am lying even if (I checked) a contract is terminated when you effectively leave the company.

It is surprising what employers may or may not say. Mu previous employer would confirm employment (and dates) but nothing else. Perhaps your HR peole can enlighten you.

Write to the landlord and tell them you really enjoyed meeting them and found the flat and the area to be exactly what you are looking for. Perhaps a personal touch could help.

Some landlords I know also try to get a "feel" for the tenant; they want the new tenant to fit in well with the others, who are already there. Just to keep the house as peaceful as possible and avoid those dreadful washing room wars / quarrels about the visitor parking space etc. Intuition; nothing that you can influence, really.
