Holiday Flat in Tessin

Hello..

I am thinking of buying a 4.5 room holiday flat in the Tessin...would appreciate any dos and don’ts...this is my 1 st time in buying a holiday flat, if anyone has bought one recently I would highly appreciate any sort of “watch out points “.
I have been warned that one has to be extra careful when buying property in Tessin...

The only think that I can think of is that notary fees (including everything) are 3% of the sale price, paid by the buyer, so 30k on a 1m apartment.

I was told that a real estate agent “ kann dich über den Tisch ziehen -“as I have no experience in buying property.. being female , single, and an Ausländer...which I am really convinced about...but one can never tell...

That's helpful. Thanks.

I wasn't aware how stressful this is for a lot of people. My parents did it several times, so I'm not that worried. Then I saw my friends and realized there's a situation that could be described as 1st one in the family buying property and then the stress makes sense.

If I was thinking about buying a property in Ticino, the first thing I'd do is invite Ticino Tom to lunch and ask him for his thoughts on the property, the price, the area, etc. and ask if he has some connections to locals that could help with the buying process and any renovations, if needed.

Before buying a flat in Ticino check out all options.
If you like hiking and bicycling Locarno area is a better place than Lugano.

Have you spent any time in the Tessin on holiday? Do you know what area you would like to buy in?

I think if you have narrowed down an area then best to focus on properties there.

We recently moved from Aargau to the Tessin. We spent a lot of time driving back and forth so I can say that traffic can be brutal if you are driving.

Given the distance to travel for viewings, you could ask for a video tour first. Otherwise I would suggest booking several viewings over a few days, and not weekends.

Just wanted to add that the weather is lovely here this time of year.

Thanks very much for your valuable input...yes I do have an area in mind, around Brissago ...thanks for referring to the traffic...that is something which is making Tessin a bit less attractive, compared to Graubünden...I have been down to Tessin many times, though only for an extended weekend...every time I go , I just love..well I live in Aargau...and not the nicest part...so Tessin sounds blissful..
Can you recommend any real estate agent..?

Just curious, did you find a flat?

There are many holiday places near us for rent. A few weeks ago on the bus home I think I was the only local.

There were two groups of people with kids and dogs on the way to their holiday. They were speaking Swiss German...as did the bus driver.

it's a v-shaped valley away from anyhwere, so the road is small and full of curves, small river at the bottom probably not very good for swimming, I didn't see anything interesting except parking there for mountain biking (several mountains close-by are good for this because they're panettone-shaped) and some hiking, but to get anything different you have to drive out of the valley.

I've been there twice to go hike on the mountains there for a change. Having done the monte bar and the denti della vecchia, what remains are some higher mountains where the possible hikes are a bit too much for me.

It sounds a bit negative but I'm biased because I'm used to the size and variety of the val maggia, the large beaches and river pools bathed by the sun (because it's u-shaped and at the bottom there is the confluence of 2 rivers), the many hikes and waterfalls, the various side valleys and interesting/varied architecture.
If I wanted to live in lugano, I'd live more in the city itself. At least you start from a central point when you have to go into a valley for a hike (or anywhere in ticino really), instead of having to descend a valley to arrive there and then go where you want to go.

My favorite area for high speed motorcycling, limit is 80! There are only three spots where I can exceed that even with 150+ BHP!
