Nebenkosten + Erneuerungsfond vs Age + M2
Following on from the 70s apartment thread, I am curious about what people are paying per M2 for nebenkosten and towards renovations fund and whether age and number of apartments actually make much difference. Logically it should but by how much?
I start with one apartment I looked at buying.
Canton Graubunden
Year built: 1974
Condition: Building and apartment needing renovation
114M2 and 24 various size apartment in the block.
Usual combined NK + RF per year Chf8500
So Chf75 per m2 per year
The building needed exterior renovation + windows as well as the heating system replaced and there was a shortfall in the RF so an addition Chf8500 per year for two years was required but the NK + RF would fall to Chf6000 (so Chf53 per m2) after these two years.
With the 70s apartment mentioned, Chf13,200 per year / 193M2 = Chf68.40 per M2 per year.
