Sounds like the laundry room would otherwise be a free-for-all. It doesn't take much to imagine how that might go. And yes this 'hauswart' sounds like a neighbour who has chosen or likes to get involved. We same a similar one and she's useful to have onside.

I have a washing room with no timetable, shared between 8 apartments, and it works perfectly well. The only "mess" you ever see is accumulated fluff/lint on the floor or an empty washing liquid bottle left lying around.

I would not argue with the Hauswart, but take it up with the Regie or Landlord, and with Mietverband/Asloca.

Don’t be a lone wolf howling at the moon. Ask you neighbours what they think of the situation and develop a collective response. At very least you (collectively) should be demanding a rent reduction because what they are providing is not what is in the lease.

I had a fixed timetable washroom once and it sucked, I could wash only every Tuesday, completely impractical. No timetable makes life so much easier, it is rarely every in use when I go down, and anyone who is even remotely normal cleans up after themselves to at least a reasonable extent.
Pandemic and home office for so many have pretty much made timetables redundant.

Next time she gives you the key, head down to Mr. Minute (or across the border) to have it duplicated.
If you ever get caught just explain that the door was unlocked. Offer copies for your neighbours.

| | Re: Hauswart closing communal laundry room | Quote: | | | | | I have already got in touch with the MieterVerband and they replied that unfortunately they understand the situation, but this lady as the legal right to do so. | | | | | They may have misunderstood you, thinking that the open-on-call works. Of course you have the right to use the washing room as mentioned in your contract or the Hausordnung when you moved in. Generally speaking (subject to the details), a change to that regime requires a formal change of your contract. | Quote: | | | | | I was now wondering if somebody else ever had a similar issue or has any tip to give. | | | | | Unfortunately you're at the receiving end, you can't win trying to play tough (not saying you're trying to, just that this is not a helpful strategy). Try to find out why things are as they are - her being able to vent her anger and frustration (assuming she's not a c.unt so there are reasons), and you showing understanding, may be the biggest contribution to a solution, and show you what it may look like.

Thanks everyone for all the suggestion.
So far I will try to get along with the situation and plan as much in advance my cleaning schedule, opening she will get along with it.
Like this week I know that I will be off from Wednesday to Sunday, so last Thursday I have asked if today I could do my laundry (Welcome in 2020)
Let's see how it works, but I will also insist with the MietVerband if they can do something.
Do you think it is realistic a renegotiation of the contract?
