Questions To Ask Realtor When Viewing a House

Hello Everyone!

I am looking for a list of questions to ask a real estate agent when viewing a house.

We are interested in an old farmhouse and want to prepare for our visit with a check-list, such as 'can you provide an electricity report? What is the current heating system? What is on the roof (taking into account asbestus?', etc.

These are just a few questions that I have on my list.

Any additional help with questions from people who have purchased a house in Switzerland would be greatly appreciated!

- Why is the property beeing sold?
- Which if any faults are known to the seller?
- Any previous water damage?
- Humidity problems?
- Mold?

Many questions also depend on the age of the property.
I am less concerned with pipe material in a newly build v a old property for example.

Hi, thank you so much! I'll add these to the list. It's quite an old farmhouse (1857), last renovation in the 1960s. So a lot of work needs to be done. Thanks again for your help!

Degree of insulation in the wall/roof
Method of hearing,
Annual cost of electricity and Mazout (or other fuel),
Are electricity sockets up to latest spec?

Perhaps the most important question:

"What dates do you have available so that I can schedule a second visit with my architect/Bauleiter/old house renovation expert in tow?"

Followed by:

"What are all the bureaucracies, cantonal and Gemeinde, that have control over the various aspects of this house, and who at each agency is the person with decision-making authority to speak to?"

You can also check for yourself:

Is the property south facing?

What roads, schools, shopping and public transport is nearby?

Are there any roads/autoroutes/by-passes planned nearby?

What zoning is the property in and nearby properties? ie can someone build and spoil your view and/or disrupt your peace and quiet?

The number one question I ask is “can I resell this house?” That means look at a property as if you already own it and how you might have difficulty selling it...

good questions but not much point in asking the 'realtor'. they only want to sell the house. you need to look into it yourself. if you're not knowledgeable, commission an engineer or architect to do a report for you.

1. damp / moisture sealing issues.
2. roof integrity
3. heating system. if its not a recent modern heatpump system budget to change it.
4. windows and insulation in general.
5. electrical plant. again, if its not modern look very carefully at it and in particular the conditions under which the rasi was performed. ideally it will have all circuits protected by RCDs.
6. drainage needs inspection. understand how it works.
7. structure of any retaining walls if not on flat land
8. any rights of access the comune might have
9. any planning permission, or what is the zoning of surrounding land.
10. if there is a pool have that checked by a pool professional.

ask to see previous energy bills.

while not necessarily changing your mind about the place these could give you reasons to argue a discount.

If renovated in the 60th I would definitely ask about asbestos.
Any presence would be a hassle to deal with in case of renovation.

Very interesting thread. However, how legally binding are questions asked to and Estate Agent/Realtor during a visit?

You 'is there abestos in the building?'

R 'as far as I am aware, there isn't...


Unless you get a full survey done, and it is not common in Switzerland and costs an absolute fortune, surely the R is not legally bound to oral answers like 'as far as I know ...'

I doubt they would have any idea to most of the questions TBH, every Swiss agent I ever spoke to was 10 times more useless than the ones in the UK.

I'd also ask for radon report as well as known asbestos locations in the house.

Also don't forget to ask about Eigenmietwert (Valeur Locative I believe in French)

If you see anything that seems weird: ask about it, for example: completely empty rooms in otherwise busy home or freshly painted walls (this might be indication of water damage).

In general: Never trust words or good optical condition of the property, if you are certain you want it and cleared things up with banks: always send a expert to evaluate the house. Such audit costs several thousands but it will not only give you a much better picture of the property but also forecast on expected investments in next decades.

Click on that map to obtain the probability for a specific site (zoom in strongly to select a single pixel of 1x1 km). The confidence index (high, medium, low, very low) indicates the reliability of the estimated probability.
