Mortgage with short tax history?

Hi Everyone,

I was wondering if anyone had any experience with getting a mortgage with a very short (say few months) Swiss tax history. As far as I am aware, this doesn't disqualify you from getting a mortgage but I guess this negatively impacts the interest rates. Does anyone have any personal experience of how much it could make the rates worse?

The chance of a Bank wanting to lend you money is very unlikely unless you have a huge deposit, way more than the standard 20%.

I don't think your history impacts the interest rate from a normal provider - their decision is really just yes or no.

In any case it will probably depend on the bank - the way UBS approached my foreign assets was completely inflexible and negative, whereas SGKB saw a continuously rented-out house with only 25% mortgage/value as a good income source.

Ask if they'll take your (UK?) income history into account, since that's still an indication of employability and reliability.

the way UBS approached my foreign assets and income was completely flexible.

i had zero swiss income or assets. their credit check consisted of googling my name and asking me if any of the negative articles found were about me or another DL21. luckily DL21 is a rare name and that didn't take too long. they then looked a previous income and tax returns from other countries.

i ended up not using UBS but the other bank i used was similar. if anything even more blasť.
