Construction costs for Minergie...

Hi,

I wondering from anyone's experience on a new home build what you're per square meter building costs were for Minergie-P. Even better if you had the numbers for Minergie-P ECO also..

My building area would be mostly flattish land in Valais canton. The building would be wood construction. I received these from one builder:

- Minergie P, from CHF 3'900 .-- per m2
- Ecological, from CHF 4,300 .-- per m2

Does not include land of course and registration, but turnkey they say.

You need to add ground works & connection to utilities.
I would be very surprised if you could build any 100m2 house in Valais for 430k

I cannot tell you anything about actual construction but when I was looking to build I have received the attached table with "other" costs for construction, this is very interesting list that shows you what to expect and prices. Some are very dependent on building / footprint while others are very general and will most probably stay the same regardless of the size (such as installation of electrical distribution shield in front of the house).


The costs and headache of construction are insane btw.I have dropped this idea entirely.

I have a meeting with the developer on Tuesday to find out what these numbers really include.. They say turnkey, sure.. But exactly what is the final cost apart from buying land.. I know baunebencost can be something like 10% to 12% of the price.. I wonder if this is extra to the above numbers.. I'll update this thread when I know more..

I suspect finished cost will be close to double plus land.

Take a look at document I have attached in my previous post. The price of the building was 889k but estimated final cost 1.23 mil, without land. This was with one of "ready houses" providers that also say that cellar is included but once you go deeper you understand that things such as digging a hole and pouring the foundation are not in the brochure price tag.


I second Fatmanfilms estimation that the price will be double. Without land

Your land cost 6200CHF? where did you build?


You have 0 CHF "Anschlussgebühren": Depending on Gemeinde, add another 50K (not joking)
Baustrom and water: +5K
Insurances: +5K
If you build in a hillside, add another 100K - I found out the hard way
And BTW: you won't get too much of a garden for 35K.

The 6200 on BKP0 in final table was sum of works such as surveying / poles installation etc, it is listed in the uppermost table. It does not include land costs.


Garden work was set to 35k as a "minimum", real price can be estimated using /m2 values in the BKP4 section.


In general the calculation is rough but sheet has some good pointers on prices.

900k for a prefab Schwörerhaus? I couldn't find any at this price.

It's custom build. Take a look at their gallery of houses and ask them for price, they will tell you. Those are often personalized projects but SH has all the blueprints and price in the system.



I cannot be specific about which house we are talking about because I think there will be some privacy issues. But it is a Villa with about 250m2 of usable space on three levels.

A few years ago I was in discussion with some companies to import a prefab from Germany. They were asking for about 1500 to 2000 EUR/sqm (only prefab cost). The Schwörer Haus is around double. Have the prices jumped so much in the meantime or are we talking about the Swiss effect? In spite of Schwörer being a German company.

There are many things that affect the price. Standard "off the shelves" houses might be cheaper, cellar costs a lot of money even as a prefab kit, cellar insulation adds even more costs. Then of course there is quality of materials etc.


The house that was quoted to me had higher then usual material standard, large insulated and heated cellar, large windows, etc. It all adds up.

The business model with high profit margins is another thing, probably the most important one.

The actual line is "Swiss people have much higher standards so the price is accordingly higher"

I'm also skeptical you can get a 900k house which is 250 sq m in size.. Maybe some parts not finished?

We had an architecturally designed house priced out in exacting detail in Schaffhausen and it came to 4940chf per sq meter. That includes everything, including some buffer but not land price...

We shall see what my meeting yields today.. I'm also going to be talking to the BAUFRITZ company who does passive homes as well..

It's a marketing trick. They suggest you get exclusivity if you pay a (much) higher price. If you bite, you might even get to visit your unique house which was already built.

Those no's look feasible for a normal house, however I suspect minergie is more expensive.

From my experience building here and working in construction, 900k would or should quite comfortably cover a good quality house in CH, excluding buying the land.
We looked at Baufritz too and some of their solutions look nice but at the time (5 years ago), they would deliver their kit to site and assemble it above the basement, or foundation which you have to build. So make sure they spell out what the interfaces are and who does what etc...
Regarding the so called high margins in Switzerland, I would need some convincing about that (and I have a good idea of the standard margins in the industry). If you hire a consntruction company and get them to build from an arch or eng plans, the builders profit margin will be around 5%.
If the builder is the property developer, then of course the margin is different but so too is their risk exposure.

I am not building, I think there is a bit of a confusion, I just added a sheet sent to me by SH as a reference to "side costs". This sheet was sent to me while I was researching for a possibility of building a home. I found a house on their page and asked them how much it would cost me if I'd want to build the same house 1:1. The excel is a lot bigger, there is a detailed list of components for entire home and they are not the cheapest.

But again, this is redundant for me as I decided against building long ago mainly because I prefer to live away from noise / pollution and such building land is very scarce and unaffordable. So my only option are "off grid" houses in remote areas / woods that where rebuild up to modern standards after orogonal buildings burned down. Or Italy )))
