Sale doesn't break existing rentals, buyers will inherit your existing contract. But you should take note on when the ownership changes to avoid paying rent to the wrong party
If you ask nicely and the landlord agrees, you can terminate on any date you both want without notice. Notice is only for unilateral cancellation. If we're talking about a property desirable for owner occupation e.g. single-family house, rather than pure 100% income property (tiny cramped flats), selling it as unrented should fetch a bit higher price on the market as it eliminates legal risks for the new buyer involved in kicking out the existing tenant. So it's likely you would be able to work something out with your landlord in this case.
