Here's an updated draft: https://imgur.com/a/ZytlM0Z. Hopefully the German is not too broken. I tried to incorporate your suggestions, and I also added a furniture list, so that he doesn't try to take the nice chair that I brought with me.

He also gave me this form, only signed by him (without the second Hauptmieter): https://imgur.com/a/SvYZlE1.
Hopefully, it means that I would not have to pay any more even if we don't agree on a termination contract, and I might be able to ask for compensation for being kicked out prematurely. Is that correct, or is it just wishful thinking?

Forget about the second document, you are renting a room & not the apartement.

To be sure just have the lawyer look over your corrected document.

Make sure you have a well documented handover of the room, so that they can not come back with a claim.

A separate cancellation notice makes no sense, you've alrady agreed to the contract's end date, that's what the agreement is for, so forget about the notice.

OP, I'd be Ok with the agreement, with the uncertainty about the "i.V." (short for "in Vertretung", in represantation of) at the bottom left. Does the original contract have one or two signatures on their side? If there's only one (plus yours of course) the "i.V." should be removed.

Some wordings seem awkward but the meaning is clear enough. For instance the 2nd-last bullet, "auseinandergesetzt", but the important part is "per Saldo aller Ansprüche" (no remaining or outstanding claims or demands), so I'd let that be as it is.

And yes, do have the MV lawyer take a look at the agreement.

With regard to leaving the room clean, I think you need to know that "sauber" means super, super clean, no dust, no marks anywhere, windows clear, curtain rail wiped clean, every corner, behind all the furniture, on top of the doors and door-frames, lamps, etc.. It is really what you have to do.

This is an area in which a crooked Vermieter could cause trouble for you, claiming that you didn't clean well enough and so they had to get in professional cleaners and then they could charge you for those cleaners' fees.

An exception would be if the room was dirty or just more or less okay when you moved in, but not spotless and gleaming. In that case, I recommend, instead:
Der Untermieter lässt sein Zimmer im gleich sauberen Zustand, wie er es übernommen hat.

We signed the updated contract yesterday. Today, I verified that the money was in my account, then I returned the keys.

Hey, well done for finding out what you needed to know, and for going to the Mieterverband, and then for standing up for yourself and for working out the updated contract.

I hope that the deal you settled for, in the end, was good enough for you to feel relieved, so you can breathe, possibly celebrate, and then move on, and that you've now found somewhere else to stay, under fair conditions.

The "i.V." is fine as long as he has power of attorney (Vollmacht) for the second guy, and gives me a copy of it.
