Monthly fees for an apartment in Biel
 
Hi all, long time lurker, first time poster.

I apologize if there has already been a post on this that I haven't seen but I am looking to purchase a property in the middle of Biel/Bienne in a new development.

The property is 117 sq meters and I have been informed that there will be monthly fees of around 400 CHF a month for heating, maintenance, and rubbish collection etc...

I moved from a city with the most expensive real estate in the world, and I was not expecting such high 'management fees' (I'm sorry I'm not sure the Swiss word yet, is it Nebenkosten?)

Is this excessively expensive or does this charge seem normal?

Does that 400 CHF include payments into a maintenance fund, or is it just immediate costs?

Get a breakdown of the costs. Is that fixed costs or fixed plus actual/estimated usage? Like newto says there is often a 'fund' built up to cover repainting, a new roof etc. Often very largely inflated.

This. Perhaps try to get last year's calculation for the Nebenkosten (yup, you guessed right). Check your contract for the items and amounts listed.

Not the renter's problem, to be financed by the owner themselves.

Thank you all for your responses.

I have spoken to the agent.

The total costs per year should be 5,265 chf.

These costs cover heating, hot water, maintenance, elevator service, and electricity for the common areas.

These costs will also contribute to the maintenance/renovation funds. So there will not be an additional charge.

Basically it works out that 820 chf of the 5,265-year costs will go to this renovation fund.

This means my Nebenkosten for a month is around 372 CHF for a 4.5 room 117 sq meter apartment.

Does this seem expensive to you or in line with the general market?
