Sub-letting general questions, both facts and experiences

I hope I am ok to ask for your collective wisdom about sub-letting. I'm reading a lot of theoretical info about it online, and would also like to know about people's experiences of it.



  1. What documents did you ask for, to verify the sub-letter?
  2. What documents did you both sign? Just the sub-letting agreement, or more besides?
  3. Did you create an inventory of furniture?
  4. Did you create a list of things you expected to be cleaned for the future handover back to you?
  5. Did you ask your landlord for permission, and then search for a sub-letter once you had it?
  6. Did you give your landlord a copy of the sub-letting contract?
  7. How long did you sublet for?
  8. What went smoothly?
  9. Did any unforeseen bumps arise?
  10. Did you overlook anything you›d handle differently next time you sublet a flat?
  11. Did you change the gas and electricity to the sub-letter, or just charge the sub-letter a fixed monthly fee for them?
  12. If you charged a fixed monthly fee, how did you calculate it, and how accurate was it?
  13. Did you charge a fixed monthly fee for furniture you left in the flat?
  14. If you charged a fixed monthly fee, how did you calculate it?

We sublet for 3 yrs. Informed landlord we would be doing so and then again once we found the tenant.
We did a standard sublet contract at same price as we pay pls 10% for being furnished.
We asked the subletters copy of Id and salary slips. We only sent house agency copy of contract and ID.
We changed the electricity to the subletter (but allegeld now this is not possible and EWZ wants the same.people that hold the main contract to be on their contract).
We cancelled phone/ADSL and TV.

Just wondering if anyone else might have such experiences, and be able to add their perspective, based on those experiences.
