Rules for tenants relocation while extending building

Good morning,

Could you help me understand the tenant-landlord relationship in Switzerland and conditions when actual tenants could be asked to move out, please?

We moved in to the flat couple of months ago. Right when we moved in we have been approached by our neighbours, trying to research what sort of rental agreement we have.

Here I need to give a bit more context to the situation.
Block of flats in located in Zurich. We rent out from the agency called Novac-Solutions (NS), which apparently specialises in rentals for a fixed amount of time, usually 1-2 years depending on a case. Then sometimes they keep offering rolling extensions half year each - again depending on a case. These extensions may last potentially few years. We know for the fact that NS acts on behalf of Livit, which is the building manager. Perhaps it also could be a building owner, but that I am not sure of.

We learned from our neighbours that the vast majority of tenants rent directly from Livit, apart from us and one or two more families, who are NS. Moreover those who rent from Livit do it for roughly 10-30 years, so they seem to be fairly well established here. Some of them are elderly people as a matter of fact.
It looks like 80%+ of tenants still rent out from Livit, which according to my understanding means it is an unlimited rental agreement time-wise.

Now, here comes the shaky part, there is single source rumour (cleaning company) stating that the building would be substantially refurbished and extended by adding two more floors (there are two atm). Me and few neighbours called Livit asking for confirmation, but they keep saying they are not aware of any plans like that. Also, none of the current tenants got any notice.

It might be that older tenants are afraid of the change and they spread the panic, but not being an expert in Swiss rental law, I would like to double check, whether there is any procedure for moving people out like in the case described above (building extension)? My thinking is, even if relocation happens the landlord would have secure say 80-90% of fixed-time contracts ending say end of March and provide alternative flats for other 10-20%. However, not knowing who the landlord/owner of the building is and general rental law/procedures I feel slightly unsure of the whole situation. Other option is that simply it is a big, fat lie.

Do you guys have any experience with NS, by any chance or can drop some information re law for such extension related migrations?

Thank you very much in advance!

Don't know the law, but the apartment blocks near us are due to be knocked down and replaced with a bigger shinier ones. The tenants were given at least a year's notice. When I was chatting with the project manager, he said that they'd worked with the tenants to help them find new places - especially those who'd been there for a decade or so.

That is something I would expect based on my superficial knowledge re Swiss rental law, which to be frank is mainly based on this forum.

Re: Rules for tenants relocation while extending building

My daughter and her husband live in a building that is having 2 new floors built on it and extensive refurbishment but all the tenants are still living there - she was not given the option to leave as far as I am aware - the regie give them a weekly timetable and inform them of days when it is going to be particularly noisy. Her building has several elderly in it.
