Sell the house "with or without" the tenant ?

Gearing up to sell my (almost-)lakeside house in Horgen. Sadly some SBB infrastructure, aka rails, in between the house and the lake, so no 8-figures...


In all other countries you would terminate a rental contract before selling. But is this true for CH also ? Will having a current renter still have an influence on the price ?

Does the tenant know of your intentions? If not, you need to inform them ASAP.

In Geneva you will get a much higher price if you sell free of tenant, because it is (usually) a lengthy process to force tenants to leave

Depending on the contract the tenant can appeal against lease termination and I believe it can take ~2-3 years to go through the courts

Tenant protection laws may be different in Zurich

Would suggest you talk to a real estate agent and show them your rental contract.

I've walked away from a couple houses due to the potential for difficulty in getting rid of a standing tenant. Even in cases where the owner has given the tenant notice I've walked away, because if the tenant is not gone by the handover the new owner takes on all the headaches - and may find that getting the tenant out takes far longer than expected.

I am looking for privacy, so a tenant is a deal breaker. Even at a steep discount I would not consider a property with a tenant.

I suspect a standing tenant would be viewed as a liability to many potential buyers. Afterall, the desire for more autonomy within your four walls is why people look for a single family home in the first place.

The only time a standing tenant would be a positive is if you find a buyer who is only looking for an investment, not a place to live.

having a sitting tenant will significantly reduce the number if interested buyers
