Re: Housing add - is something off?

Well, the translation/language is crap and paying for a viewing? Smells fishy to me.

And for that area I would expect a different price, seeing that for a 4,5 room apt in Altstetten a colleague already paid 1.4 million and this is downtown.

If it sounds to good to be true?

Exactly my reaction - and publishing the names of the viewers is also weird no? I mean sort on anonymized. Both real estate agent and owner nowhere to be found on LinkedIn and owner claims she paid flat in full 2 yes ago so has not mortgage.

Lastly why use a UK agent? (Story is that owner moved there 1 yr ago and now wants to sell)

Same story with rentals so maybe people start this now with appartments to buy as well?

Re: Housing add - is something off?

195 square meters in ZH 8002 for 2 millions (Including the parking spot in the garage), you barely buy in Oerlikon for this price
Asking a deposit of 24K Euros to view it
Just a scam.

Re: Housing add - is something off?

But this is for buying a property in one of the most expensive prime real estate areas of Zurich? Or maybe currently even the most prime real estate area. To rent an apartment there? Only in your dreams if the company is not paying for it as you are CEO and around the corner from many of the major (finance) companies

Have worked on that street (in the sense of having been employed by 3 major financial institutions ), and negotiated a rent for one of them for commercial purposes in the past 36 years - we were there for a few of them. It’s justified really. Especially today when you see the current movement towards this area.

Only the price is off: CHF 2m? Is it a garage that can somehow only fit 2 cars? Maximum 5.5.

You may start by telling the whole story

There is no way to navigate and arrive to the link you shared by only clicking. You need to either copy the whole address or search with the ID "P74057722".

Did someone send this to you or did you find the ad in some kind of real estate ad aggregator website?

You overlooked that the 195m2 *is* the parking spot

Add was on Homegate and I sent asking for more info. Since then it disappeared from Homegate. I briefly exchanged with the alleged owner who passed me on to the agent.

Had not realized Link was not "foundable" from the main site - looked like a normal link when it was sent to me. Was not trying to hide anything- just did not think above was relevant.

The 24K to view is "only" for private viewing. Normal viewing not. This was a red flag but in this crazy market I was wondering if this may be a new practice.

Scam it is then given we all feel that way

Re: Housing add - is something off?

I had a similar situation with a Homegate posting for a house in Basel (Bruderholz).

I made an inquiry which resulted in me exchanging a few emails with the so called "owner/seller".

In the last email exchange they wrote " Because I do not have plenty of time to deal with selling this property (visits with potential clients etc.), I have decided together with my husband to hire an international real estate agency that would manage the whole purchase agreement process of the property.
I have already signed an exclusivity contract with them, as this is the second property to be sold with their assistance. All the documents in original are in their custody along with the keys of the property.
".

The seller provided the real estate contact details and I wrote to them, but never received a response.

A couple of days later Homegate wrote to me with:

"Hello

You recently made a contact request for the following advertisement:

7 room apartment
xxxxxx-Strasse xxx, 4059 Basel

Unfortunately we have to inform you that the advertisement is a fraudulent advertisement.

Even if we do our best to identify such advertisements, it can unfortunately happen that a fraudulent advertisement is not immediately recognized as such and is therefore activated for a short time.

We have since removed the relevant ad. If you have already complied with a payment request due to an attempt at fraud, we ask you to contact the police.

Here you will find helpful tips on how to protect yourself from scammers: https://blog.homegate. ch/de/ vorsicht-fraud-mit-faelschten-insereten/

We sincerely apologize for the inconvenience caused to you and thank you for your understanding.

Kind regards
Homegate, SMG Swiss Marketplace Group AG
Customer Care Center

Re: Housing add - is something off?

Swissmorgs,

It's almost word for word what I got

"because I do not have plenty of time to deal with selling this property, visits with potential clients etc, I have decided together with my husband to hire an international real estate agency that will manage the entire purchase and sale process of the property.
I have already signed an exclusivity contract with them, as this is the second property to be sold with their assistance. All the documents in original along with the keys of the property are in their custody at the headquarters of the agency here in London.
The commission of the agency is entirely paid by us and you will only pay for the notary documents, in case you agree on purchasing the property after visiting it, of course."

Hey, I'm not after confrontation here. Only curiosity

I guess they hide the ad from the public, link is only shared with potential victims, so accusing them of fraud is harder.

Yup, these scammers (also for scammers offering rental places) always give far more info than is needed or relevant. 100% scam but also because of the crappy web site design. Even the girls name Eva Smith just doesn't sound right, I know lots of Eva's, but none of them are British.

The whole "Workforce" of this "real estate agent" has been brazenly stolen from the Streets Ahead Estate Agents in South East London.
