Question on Imputed rental value

Hey all, I am due to purchase an apartment in Zurich, and it is not clear to me whether the imputed rental value will be recalculated or not.



My understanding is that:
Imputed rental value = 4.25% of land value and fair value of property (for flats)



The price I will purchase the apartment for is around 60% higher than what the current owner paid in 2008, so I'd imagine that if the imputed rental value gets recalculated I would end up having to add a lot more to my tax return than the current owner does. However, the agent managing the sale replied to this question with no, it will not get recalculated,but no explanation.



Anyone with similar experiences here?

If the prior owner's imputed rental value is submitted on the new owner's tax filing, the tax office might possibly accept it or respond with an imputed rental value of 70% of the recent purchase price. That's my two Rappen of feedback.

my experience is that city of Zurich will recalculate, it might take some months but you will get a new calculation sheet. if you havent received it at the time your tax declaration is due, just use the old one. (at the time I called up and they moved my request up so I got it in a few days after the call to enter the new values).

what you can do is use pro rata temporis on the new value for the year you purchase the apartment, so if you only buy (Eigentumsübertragung) in September you only pay 3/12 of the new calculated value, that they accept.

I’m curious. Why would you want them to calculate the new value quicker, or do I misunderstand and due to your innocent inquiry, it raised a flag on their end?

because I didnt have the old one and the previous owner was not willing to share...and I needed sth to enter into the tax statement.
