1.Do you have ultimate interest in my apartment from the pictures sent.(YES/NO)

2.Do you accept to rent my apartment under the price quoted above.(YES/NO)

3.Do you accept to sign the Rental Agreement documents prior your physical viewing of my apartment. (YES/NO) Since i have sent you the real pictures of my apartment,if after my coming over to view you my apartment from the inside and there is differences in it with the pictures i sent to you,it will be clearly written in the Rental Agreement documents that you can request for the refund of your deposit payment back.

4.Do you Accept to pay the deposit payment after signing the contract documents prior my arrival to view you my apartment physically.(YES/NO).

Meanwhile,the deposit payment to be transferred is 1200CHF and it is refundable at the termination of the contract.It is also refundable if after viewing you my apartment,you are not okay with the content.It will be written in the contract that it will be refunded back to you without holding any part of it back.I only needed to confirm it prior my arrival as an assurance that you are really committed to renting my apartment.


5.Which Nationality are you ? Where do you presently Reside.

There seems to be a lot of 'British People' married to 'Swiss People' who are 'mysteriously' dying in car accidents lately....

This all seems quite sad as I though it was pretty safe to drive in Switzerland!

no way! don't do it - here, or in any other city... my agent was very particular and professional, explained the contract in English. He called my office and spoke to them. Dont worry and dont rush - you will find a place. just go easy. best, L

......and also unfortunately if the ultimate worst transpired!!! Your next of kin will have a nightmare renting your apartment out because nobody is going to believe them what happened was true.....

i am also hunting for a shared apartment in lausanne and am actually fed up with the scam mails. I was almost sucked into the first email until i got wiser
and its all the more irritating when i am finding it difficult to find an apartment and the scams sends out beautiful pics of the 'apartments'

Hi everybody! I had not read this thread since today and I nearly transferred the money through western union, but I asked him for a scanned copy of his passport. The stoy is quite funny, that's why I am explainig it even if this takes a bit longer. What I received was clearly a fake. I could clearly see that the name and surname had been overwritten with paint or something like that. The signature in the passport had nothing to do with the signature in the contract and not even with his name. He was called "Paul Royce" and in the signature I could clearly read "S. Pepper"... WTF!!

Then I told him that he should explain why it looked a fake passport. First he told me it was just right, then that it was his scanner's fault and finally he told me that his second name was pepper... WTF (bis)!!!

He told me that he could send me a copy of his driving license. Well, that seemed ok. But....well, a friend of his had taken the car and it was inside... OK, then why don't we chat with a webcam through skype?? He accepted, but well, his cam had to be fixed what finally was not possible...

Then I finally decided not to transfer the money, and now I have read this post. Thank you very much to all of you for posting this info! I attach the mail he sent me just in case it is useful to somebody:

Same property "listed" locally and same UK mobile number.

You can tell from the given address that the person is not familiar with the comma used in addresses here.

Same mobile number given for a property in DK.

someone with the sufficient time and motivation could really have fun with these scum. Just make them run idle by asking them to call you on your swiss mobile, sending them fake western union receipt copies, hassle them about the viewing etc. and expose them for what they are.

Actually, plenty of people are doing this already ... eg. http://www.419eater.com/html/letters.htm ... I think I'm gonna start myself on the weekend...wicked, evil me!

Not necessarily - you can buy prepaid mobiles in UK supermarkets anonymously from what I remember and sim-only deals are easily available in many places.

There are some mobile companies which offer these numbers, often starting in +44 703, online which are often used by 419 scammers.

Hi . its just a scam ,and it was also the same with me . they just scam you from the site where you search for a home,then they send you an email .(that if you are looking for a home . so he or she have one . so just send the contrect and money will be send by westren union. and the deliver you the key something like that ).......
proper way is that you must contect the person property delar, and they show you the house and if u like then make a contrect,......etc.
So dont make any deal with such kind of person that are not in switzerland and dont send them money though western union or other money transfer banks.
Best of luck to find an apertmant for you its a little diffecalt in ZURICH city.

Simple advice to anyone looking for a flat:

If you are able to, go and see the flat, if they are not willing to show you around before they take money from you, forget it, it's a scam.

If you are not able to go to see the flat (for example, because you are overseas and looking to move to Switzerland) use an agency. There's plenty listed here, and in search.ch and even Google. An agency WON'T take any money from you, they get their money from renting the flat to you ONCE THE CONTRACT HAS BEEN SIGNED.

Properties in Swiss cities, especially Zurich, Lausanne and Geneva are notoriously difficult to come by, my collegue was living in temporary accomodation for nearly 6 months before he finally found a place. The scammers know this.

All these adverts are just variations on a theme, you won't catch them all. Scammers make their money from the gullible. It's their job to post dodgy adverts around the world, and they do it as full time work and it's how they earn an income.. THey only need one gullible person a month to get a lot of money in their pockets, this is a very lucrative business. The Property advertising sites cannot possibly manage to keep up with the scammers, the adverts are automated, the IP addresses of the computers being used are hacked computers and the adverts look no different to real adverts (because they generally just copy real adverts!) and the addresses may well be the addresses of properties that are being let by someone. THEY don't care who they upset, they just want your money, and they'll tell you whatever they think you need to hear to get you to part with it.. Words cost nothing. VoIP Phones with a local number cost NOTHING (I've got an 0207 London number with SIPGate which I've had for years. I use it for my sister to call me at local rates, I paid them £10 5 years ago, and not a penny since)

Western Union are working full time with the police in an attemt to combat this world wide phenomenon, but my experience is that they really can't be bothered to do much to help an individual further than their legal obligations, you broke their T's & C's, that's your problem. They've been sued many times over this and have won almost every case.

This is definitely a case of buyer beware. So the advice is:

- DO NOT LOOK FOR PRIVATELY ADVERTISED FLATS UNLESS YOU ARE ABLE TO PHYSICALLY VIEW THE PROPERTY.
- DO NOT RENT PRIVATELY ADVERTISED FLATS FOR YOUR FIRST RENTAL IN SWITZERLAND.
- DO NOT HAND OVER ANY MONEY UNTIL YOU HAVE A SIGNED CONTRACT BEFORE YOU, DEPOSITS GO INTO A HOLDING ACCOUNT, NOT DIRECTLY TO THE LANDLORD.

IF IT LOOKS TOO GOOD TO BE TRUE, IT IS.

IF IN DOUBT, WALK AWAY.

the landlord is not the owner of the deposit. What you usually do is you put the money on an escrow account in the bank where only with his and your signature the money can be released.

This deposit including accumulated interest is returned back to you after the contract has been duly terminated and the apartment is returned to the owner in a state stipulated in the rent contract.

You do not send the money anywhere, neither per WU nor on his/her bank account. And not before the keys are handed over to you and before the official handing over of the flat has happened.

Anything else is not the usual terms of conduct and OR.

Re the guy with the UK mobile... he's everywhere all over immohit.ch - Google_Search Results

Maybe one of the basic advices is to google the telephone number and name given to you if it's a private individual, and also to expect a swiss number. Sounds obvious I guess.
