Leafletting for property

I'd like to rent/buy a property in a specific area (approx 100 buildings, some may be subdivided into flats). Currently, nothing is showing as available on various websites and with the local agents. I understand quite often properties are not advertised but such things pass through word of mouth. I wondered whether it would be appropriate to post leaflets though letterboxes of the houses in the specific area? I don't know the ettiquette of such practices, but I don't really want to start by ****ing off a whole load of people. Any advice appreciated. Thanks.

Here the best property is the one that's for sale Many are passed to the next generation. Those that are sold through word of mouth are sold to people that already know each other. It took us 2 years to find a suitable place since I am very fussy on location, and my only exclusions were main roads and too far from the train station.

As for buying off the plan, the good flats seem to be "sold" to the people that owned the land or the people that own the houses next to the land (and didn't object to the development proposal ). Many apartments are already sold when they start to market the development too.

You can read the local kantonal registry every week (should be online) and see when they grant permission to change the use of the land or subdivide. That will tell you the owner/architect that is responsible for the development. Contact them and tell them you are interested.

I don't know how it is in your region, but we have accasionally had leaflets in our letterbox saying that somebody (usually an estate agent and not a private person, though) would be interested in buying our property.

In Zug they are more discreet and advertise their company and list what services they offer. Back in Australia my gran loved agents wanting to sell her house because they would send her a prospectus with a photo of her house on it. She didn't own a camera
