Possible to find apartment for 10 months?

Hi,

I have a WP valid for an year, but the duration of stay in my visa says 10 months. With that is it possible to find an appartment? Are all contracts for 12 months? I am worried that I will end up staying 10 mts in a service appt

I've spelled out your words apartment and month in the title of your post. When I first read it, I was trying to figure out what kind of an appointment (appt) you needed for ten minutes (mts).

Please try not to use abbreviations so that the maximum number of people can understand your request and can help you find an answer!

it's not going to be great news for you but a) short-term serviced/furnished apartment b) sublet if you're lucky or c) flat-share could be the most likely solution for you.

If you search the forums for "house share" then you will find some threads which might help you - people have been offering shares on the forum and also there are links to other sites where people are offering shares.

I assume a WP is a "work placement" and you're some kind of student? The employer offering the "WP" might be able to help. If it's not "work placement" then you might want to spell that out as well as some people are not up-to-speed with your abbreviations

I am moving out of my apartment and need to find someone to take on the apartment for the remainder of my contract. The contract should end at the end of September but as I haven't yet given notice this could be extended depending on how long you want to stay.

The apartment is a 4th floor 3.5 room with terrace (2 bedrooms, living dining room and kitchen. Seperate bathroom and toilet.) I also have 2 parking spaces but on a seperate contract which you don't need to take if you don't want it.

Rent is CHf 1,707.00 per month including NB. Garage parking is Chf 115.00 per space.

Let me know if this of any interest.

Well sorry for my abbreviations.. the WP is for work permit.

and sorry Paul, I am looking for something around 1400 chf,
and im coming with husband so not looking for house share..

looks like i have to try my luch once i get there..

We recently moved apartments and received a 10 month contract without even trying, so I though that I'd share the experience as it may be useful knowledge for you. This all happened in Lausanne, canton Vaud, I don't know if you'll find it to be similar in Zurich.

Someone else was moving out of their place a couple of months before their contract ended - end of Nov' instead of end of Jan'. We were prepared to take the place for a year, but the rental agency has a system whereby all contracts must last until the end of Jan', end of May, or end of Sep'. Making our new contract go until the end of Jan' would have meant giving us a 14 month contract, but instead they set our contract to end at the end of Sep', making it a 10 month contract. We never asked for this, so it may be that there is a cantonal law that contracts can't last for more than 12 months, or it may just be that this is how this specific agency works.

So, maybe you can ask some rental agencies in Zurich if such a situation is possible with them. Good luck!

In my case I moved here in september, but I told them that in principle would be moving out around summer. Anyway they made the contract until october 2008; but this duration of contract has no real meaning. What is really important is the "leaving condition", so to say it. In my contract that was the duration, but we could move any month after april; we only had to give notice a month before. I mean: it is possible to live in the flat for 10 months, or less, as long as you tell them by signing and in the contract stays so, independently of the duration of it; this duration is only until when you have the right to live there if you want. I hope I have explained myself...

I haven't heard of the situation that Torrevil reports, but there is also another easy way out even if you do have to sign a 12 month contract. As far as I have heard around here, you can advertise your apartment as being available from any date. If you find at least 3 different groups of people by doing this who want to rent the apartment and are reasonable candidates and who apply to the rental agency, then you can step away from your contract without any more obligations and the agency can take whichever of the applicants they choose. Finding this many people who want your apartment shouldn't be too hard given the housing situation in most Swiss cities at the moment.

Thanks for all the information.. I'll just grab an appartment if I get any, and then sublet it if I have to go before the contract ends.

By the way, I still have 1 doubt about subletting, is this by default, or will be permitted only if specifically mentioned in the contract that I sign.

The situation that I described, finding suitable people who apply to the rental agency themselves, is not considered a sublet - those people just end up with a regular contract with the agency and you are completely off the hook. Also, I believe that rental agencies are not allowed to prevent you from subletting a place, so you shouldn't have too much to worry about.
