landlord/agency won't accept calls

Anybody know if the tenant assocation in Basel has any real power to help tenants?

The agency managing our apartment building started doing major work last week and replacing all the windows.

They removed the blinds and curtains for a week now to do the work.

My wife called and asked him a couple of questions said he didn't know when the blinds were being re-installed.

My wife heard from a neighbour it could take up to 3 months! I called the guy at the agency back to ask him to clarify/confirm about the blinds.

We have a 2 month old baby and it's hard for him to sleep with all the light.

I know the guy and signed the lease with him but he refuses to take my calls. He keeps telling his secretary that he is busy. I asked the secretary to tell him to call me back and he tells her to tell me I should write a letter!!

I asked for the name and phone number for the building owner and the secretary also refused. She then hung up on me because I insisted to speak to him!

Is there any way I can force these guys to give me simple answer over the phone?

Should I even bother contacting the tenants association??

They happily dared me to write a letter to the association - as a way saying "we don't care, you won't get far anyways" probably because I don't speak German. Seems like the whole system is a big swiss mafia.

I can't believe how rude and unprofessional they are and get away with it.

Any suggestions??

Don't let your neighbor's misinformation get you into a panic. A single window alone can be changed in a matter of hours so unless your apartment building has thousands of them I don't think it will take 3 months for the work to be done.

It's not the windows installation part....that will get done in about 2 days...it's the installation of the shutters outside the windows.

The problem is the agency won't even accept a call to answer questions.

Can't help with the landlord but you could try this while you are waiting for the job to be finished: verdunklungsvorhang.

Or you could hang a blanket up over the window. Good luck.

Re: landlord/agency won't accept calls

The agency didn't put up a notice prior to the work being done detailing what work was to be done and expected time period it should be completed in..? Normally such information is mailed to each tenant and posted near the main entrance to the building.

Re: landlord/agency won't accept calls

I am pretty sure you have received an information letter about the details for the renovation. As this is a must in Switzerland on special forms to send you.

It is impolite of the responses person not answer your questions on phone but there is no legal right he hast to. About the phone No. of the owner self. It is normal that you will not receive them. If the owner wants to deal with the renting person he would not involve a company doing it for him. It is also possible that the owner is an other large company and so how will then be responsible for you.

No you can try go to the "Mieterverband" http://www.mieterverband.ch/ and ask them to clarify your questions with the company. I think they will have more power just because of the name (Mieterverband)

In the mean time you will only have the opportunity to help your self with cordons or so to make the room dark at night for your baby.

Hey Roman,

Nice to hear you're "pretty sure" but unfortunately it doesn't really work that way.

They provided general info but not details for the blinds as my previous post above mentions.

I suppose it shouldn't surprise me with the agency and contact person being Swiss.

Funny how they're quick to take your money without questions, but don't want to answer any when it's time to take responsiblity.

Will try the tenants association.

The actions of 1 person represent the attitude of an entire nation? If your attitude here is anything to go by, I can understand him avoiding your calls!

In case you really can't get an answer then the Mieterverband should be able to help you out. A registered letter demanding the information would be a good start.

Cheers

Jekyll,

You're entitled to your opinion and I to mine, so if you don't know anything about me or my experiences you're hardly in a position to judge are you? If you disagree fine, but I don't really care to hear your opinion so just move on.

Why are you posting on a forum if you don't want people to provide their opinions, judgement (and advice - see my previous post)

I don't think it's a wild assumption to suggest that you are jumping to conclusions with your references to "Swiss Mafia" and your implication that just because your landlord and letting agent are Swiss that they are unresponsive and only interested in taking your money.

Jerkyll,

Which part of not intersted in "YOUR opinion" did u not understand?

I'm thankful for the other posters advice...they posted helpful suggestions. Your opinion was not useful to me, so get over it.

Judging by your previous posts on this forum you seem to be a big defender of all things Swiss and you are very critical of anyone who expresses even the slightest negative opinion of the Swiss.

Maybe you're Swiss, or half-swiss, or just love everything Swiss...good for you! I don't share your point of view if you can't accept that then that's your problem.

I don't believe I asked you to solve anything...so feel free to MOVE ON.

Hey Jim,

The letter said they would be changing all windows and blinds in the building and that the work would take about 3 months to complete - no specific completion date was given.

Because of that I wanted to confirm how long it would take to install the blinds which none of our neighbors have yet either and also seem to be complaining about.

Anyways, thanks everyone for the tips...do appreciate it.

I will ask the construction guys this week when I get a chance, they may know...unless it's another company doing that part of the work.

I think you may be eligible for a rent reduction due to the work. Talk to the Mieterverband about that in specific. That should speed up the work I would think.

Thatís a good point. If you did not receive a reduction already go and ask for one as this is usual

I do not know how detailed the information for renovation must be. I do only know that it is a must to inform before start and in a timeframe that you had the opportunity to resign the renting contract.
