Renovierung (Renovation)

Hello,

found a nice letter today: The owners have decided to have bathrooms and kitchens in the entire building renovated, incl changing all the water piping. Duartion of works: 3 months. Obviously severe impact of comfort. Lovely - lots of noise, dust, showering in containers, followed by a more than decent rent increase of 19%.

Thought 1:

Move! Have checked homegate.ch, but haven´t seen anything decent. Will obviously follow it. By any chance anyone has a hint for a decent 1-2 bedroom apt in Kreis 10 or close? Live in Höngg now and the location is just perfect for me

Thought 2:

If I should stay and go through this nightmare - any idea of what level of rent discount I should get for during the time I live on a construction site? I woul figure something in the range of 40%. It should be way more for the hopefully limited time where ther is no water at all.

Yes, I am aware of Mieterverein. Also of the fact that their insurance covers only events after having been member for three months (I am not a member).

You should be able to get a reduction in rent for the duration of the work. To do this, send an email to the landlord/agency stating that due to the works you're requesting a reduction in rent. It's a good idea to suggest how much you want in percent to provide a basis for negotiation. The Mieterveband can help you figure out how much you should get. That all depends on precedence cases, so you basically find one closest to your case. Make sure you send your letter registered.

If your landlord doesn't refuses, you can go to the Schlichtungsbehörde who will sort it out for you (though they're not particularly generous in their settlements)

The hike in rent afterwards is crazy but allowed. This is one of the only areas where house owners can do what they want. Again, the Mieterverband can explain when house owners are allowed to increase rent.
