apartments in st johann - basel

Hello,

I'm looking for an apartment in Basel and I am considering some places in st johann around voltaplatz/gasstrasse. Since I haven't been there yet (trying to schedule some appointments before the actual visit to Basel), do you have any recommendation regarding that area? I read from previous posts mixed reviews.

I personally wouldn't like to live there although I have friends who are quite happy there. There are a lot of roadworks at the moment around Voltaplatz and it is generally quite a noisy area with a lot of traffic and tram lines which run quite late into the night and start early in the morning.

The government is spending a lot of money however to rejuvinate the area so it will improve over the next few years as run down houses and derelict areas are cleaned up.

I concur with mimi, although the area is rapidly evolving. The bulk of the construction work is scheduled to finish by October 2009, although some roadwork may continue into spring 2010. After that, the area should be more habitable and quiet.

Best area to live in Basel?

Hello,

We are planning on moving to Basel this year and need to live near Banhof train station as one of us needs to commute to Zurich everyday. Ideally no more than 10 mins walk to the train station.

Can anyone suggest nice areas that we should look for apartments in?

I live in Gundeli...it is west of the Bahnhof. It is near many tram lines, a 10-15 walk to the main train station and right close to a Co-op and Migro. Also, with many small shops (selling food etc) open on Sundays. I live in an older flat (1930s) which is quiet and the neighbors & neighborhood is great!

The area around the Zoo (Bachlettenquartier) can be very nice, as can the area around Schützenmattpark (about 3mins on the tram or 10 mins walk). If you live at the back of the Zoo, you could probably also find an apartment just inside Basel-Land, which would be great for tax reasons, but also be close by the station (15mins or so)

Alternatively, you might like to look more in the town centre, say in Steinen, if you want to be close to SBB (the main station) but also close to the shopping/bar areas.

I've lived in Schützenmattpark area, it does seem a little pricey....beware landlords who offer cellar washing machines then they turn out to be tiny and they charge silly money extra for the damn electricity to use them !!

I'd just be very careful on sizing and what you actually get...it seems a hobby for extra charges to find there way into lease agreements...

Cynical maybe but check room sizes and what's included in a 'furnished flat'...ours turned out to be a mass of cheap ikea.

If you get one near a tram line, near but not on as they run for 20 hrs a day, you'll be fine....

I think the difference can vary depending on your salary, but for most people it is around 3%.

RE: tax in Basel-Stadt vs. Basel-Land, I am not sure about specifics, but if you look for the tax calculator ("Steuerrechner") on the the 2 cantons' respective tax office websites, you can get compare the two.

Just FYI, the obligatory private health insurance is much lower too in Basel-Land.

I just moved to the area near Gasstrasse and I'm loving it.
It's "multikulti" and there is a few little shop which are open sunday and late into the night. In the old day that area was mainly for the Workingclass. But these day it seem the Upcoming Area

Hi

Like you needed to be near Station - Bachletten is the place 10 mins to town, 20 mins to Airport , 2 tram stops to station (Trams every 4 mins ) 7 mins energetic walk to station . Food shops nearby , Nice quite little bar , couple of good resturants , in fact the most central non central area !

St Alban is optimal, right out of a storybook. But rentals are limited, and it is pricey. But if your firm is paying, i would say that is the place to be. Kunstmuseum, Rhine, Bahnhof SBB all close walking distance.

Hello EFers,

Can anyone share some pearls of wisdom regarding the better areas to live in Basel? I'm trawling t'internet and reading books but sometimes, the personal experience is much more useful.

I don't mind areas which are quite lively (...coming from London), and I guess most areas are accessible from Novartis?

Hi Ducky.

Basel is a pretty easy city to get around in, if you look for apartments right in Basel (Basel Stadt) it won't be difficult at all and from what I've seen, compared to large cities in the US, there doesn't seem to be any particularly "bad" part of town to live. Also, due to the fantastic public transport, I don't think there is anywhere that would be particularly inaccessible to Novartis.

I used www.homegate.ch when I was looking around at apartments to get an idea of what was out there and where I might like to be. It is helpful to know some German when searching as even though you can select English for the site itself, the descriptions for the apartments are in German / Swiss German.

One of the things I liked about that site was that it was fairly user-friendly (easy to specify search options) and that when you click the address it automatically brings up a map of the location. You can select to see a street map or satellite view, the benefit of the satellite view being that you can see how much green is around and such.


One of the "wisdom pearls" you will see / hear is that living outside of Basel is cheaper in terms of taxes and health care, the trade off being that rent is potentially higher. So potentially live in Basel-Land is less expensive than Basel-Stadt.

Another bit of info that helped lower my confusion about the searches is that here they count how many actual rooms there are in the abode as opposed to specifying 2 bedroom, living, attached kitchen, whatever. So if you ARE looking for a 2 bedroom apartment, you will need to look for a 3 room place (3.5 or 4 if you want potentially separate living and dining).

A third bit is the floor situation. I'm not sure if I can explain this well.
My apartment is on what I'd call the 5th floor but my husband calls it the 4th. In the US, we count the entry-level floor as the first floor, next up 2nd, so on... here the entry is entry (eingang) and the next up is the first. Usually it isn't a huge thing BUT if you decide to check out a place that lists as being 3rd or 4th "O.G" (floor), you may want to make sure it has a lift.

I'm in the same boat trying to remotely find a place to live in Basel.

I'm using homegate and I put the address in google maps and use the get directions to my place of employment to get a sense of the commute times.

I was also told the "worst" neighbourhood - but still very safe - was just west of the train station in Klein Basel. Another person mentioned that they liked the area just east and south of the train station because it was more "lively".

i live in kleinhuningen and find it to be remote but close to the city but out of the way of the city noises. it's very quiet and affordable.

i am also moving and would love to give up this great place. i am sure my landlord would like that! i am giving the proper notice but it's a pretty spacious flat on the top floor so no noise frum upstairs!

i love basel actually. i think it's a great small kind of city with lots to do and see in the realm of arts....walking/hiking/close to the border to get cheaper foodstuffs in germany and france......very walkable and bikeable.
