How do I know how many BEDROOMS are in an apartment?

When I search on-like, like at Homegate for apt rentals it lists a # for rooms but I know that I canot assume it's the # for BEDrooms..? How on earth do I know how many bedrooms there are? I can look at the pictures but for the most part everywhere seems to have only 2 bedrooms and I am looking for 3 bedrooms.

Is there a phrase in german in the details that would say how many bedrooms? I don't speak a lick of german yet but will someday soon! Thanks!

Oh and to make things extra complicated, do these websites ever give you dimensions of the bedrooms? It's very common in the US to list dimensions for each room - just thought I would ask --

Almost -- but not always that easy. If the ad has a whole number of rooms (e.g. 3), then it's most likely a 2 bedroom apartment (the third room is a living room). However one of the "bedrooms" might be used as a dining room.

If the ad shows x.5 rooms --e.g. 4.5 -- you can be confident that it's a 3 bedroom apartment. The remaining 1.5 rooms will be a combined living/dining room.

I'd focus on 4.5 rooms or more if you want 3 bedrooms.

On homegate and immoscout24 they usually sow the total floor area of the apartments. If there's a floorplan on the ad, that will often show dimensions (in metres, of course!) of each room -- if you can read the tiny text in those low-res scans.

Good luck!

Oh, forgot to mention: the kitchen, bathroom(s), guest toilet (if present), cellar (almost always present) etc don't count in the total number of rooms.

Thanks, great advice -- what about how to know how many bathrooms there are.. is it safe to assume a 2 bedroom apt would have 1 bathroom and a 3 bedroom apt would usually have 2 bathrooms?

It always describes how many bathrooms there are. It isn't really safe to assume it has two bathrooms ever. If it is up-market and newish it should but not otherwise.

No, unfortunately it isn't. If the apartment has been built in the last few years, chances are that a 4 (3 BR)- or 5 (4 BR)-room-apartment will have two bathrooms. Usually one of the bathrooms will have a tub ("Bad" or "Badewanne") and the other one will have a shower stall ("Dusche"). But you can't rely on that. Always read the description or look at the floorplan. Sometimes the bathrooms are also referred to as "Nasszelle".

Older apartments often have one bathroom only, even if they have three or four bedrooms. In older apartments it's also common that the toilet is not in the bathroom but in a seperate room.

I thought a 4.5 normally had a bathroom and a cloakroom as opposed to two bathrooms.
I am about to convert the cloakroom into a shower room but don't know if it will put any value on the apartment or help to rent it. The bathroom has a shower but it is over the bath tub; not a seperate cubicle.

So how is the 4.5 worked on my apartment in Ticino?

Apartment is 125 m2

3 Bedrooms
1 Large Lounge
1 Kitchen that you can fit a table and sit four round it.
1 bathroom (bath with shower, bidet, basin, toilet
1 cloakroom (toilet and basin)

1 large cellar storage
1 large garage

So where is the half please? The large lounge, kitchen or cloakroom?

The large lounge. Despite your capacious kitchen (lucky you!), your lounge would have been considered a potential combined lounge/dining room.

we rent a 4 room appartment in bern which essentially has

- 2 bedrooms
- 1 kitchen
-1 living room
-1 dinning room
- 1 bathroom with bathtub
- 1 tiny toilet

i guess you could use the dining room as a bedroom, but there is a glass door (not completely transparent) between it and the living room

The classic half room configuration is an L shaped living room or an extremely long living room where this extra area coming off the living room is where you're suppose to have the dinning room table.
My place could be called a 4 1/2 (3 bd, 1 living room + separated dinning room) but it's officially called a 5 room apartment. The dinning area isn't an extension of the living room but the living and dinning room areas are separated by a corridor with the dinning room only having 3 walls, the living room, 3 1/2 walls.
The reason this is all so complicated here is it's up to you what you want to use each room for. A 3 room apartment could be a 3 bedroom apartment or a place with a living room and 2 bedrooms or a living room, home office and 1 bedroom OR you're a doctor who rents a 3 room apartment but doesn't use any room as a bedroom..!

hope that clears things up a bit for you..
