Language is not an issue to Livit - they just simply don't communicate. It can be in German or fart & step, absolutely no answer from them!

However. Today we found an apartman, 500 bucks cheaper, same place, different agency. We go for it!

We are with Livit and so far so good. We had literally just got off the plane from the UK, with very limited German, contacted about the flat, agent arranged to meet us next day. He took time to show us around and explain how things worked, explain the application process, even translated the form for us. We filled it in, signed, scanned and emailed. Within a couple of hours got word that we could move in the following week.
Getting the keys, I met the hauswart, and had one of those limited German vs limited English conversations, but got there in the end! We inspected, signed it off and that was it!
We have had a couple of small problems, which I emailed about, got an almost immediate reply and were sorted within a very short time.
The only thing I havent done yet is move out and hope its not as painful a process as some have had, but up to now we are very happy with their service and wouldnt hesitate to use them again.

oh and for language, we always email in English and get quick replies in German... which is no problem with online translation services. When I went to the office to sign the contract I asked for it in electronic form so as I could translate it. ALthough they couldnt do that, someone sat with me for an hour reading through each part and translating for me before I signed

you will get a form to list any defect you find in the first month... go thru the apartment with a fine comb! look at EVERYTHING not just the obvious - ie put the shutters up/down look at them from both sides, check the window seals, mark down any damage to the floor or tiles in kitchen/bathroom etc etc

if will save you problems when you move

Hello all,
I am pretty new in Zürich, Switzerland and englishforum. I will start phd on 1.10.2013 and came here 3 days ago Luckily I found a flat advert that suits me. I went to see the flat and liked it but when I said i want to rent the place the advertiser told me that I need to fill a form from livit and sent it to them. Now reading all posts about Livit I am a bit nervous. I read that it would be wise for me to take pictures of the house and document everything. Is there any thing else you would suggest to me? Thanks in advance.

If it is a nice apartment, take it.

Make a protocol of everything wrong
When you move in and send it Certified
Mail Asking them to fix problems.

When you move out , hire a cleaning
Company with a guarantee

Understand what contract you are signing, things like cancellation period, minimum tenancy period etc. Generally more restrictive conditions than you may be used to.

On Livit in general, I have rented both my apartments through them. It was very easy process both to move in and move out. As somebody happy to pay for an easy life I did hire a cleaning crew with guarantee and they were present during the handover. No issue at all. The only complaint if you want to call it that would be that when they checked with my employer they asked about a Mr koahiatamadl when I am female and my application form was clear in that respect...

Livit is one of the agencies that is known to overprice and not too renter-friendly - based on that, I would steer clear of them or at least be very careful

An old thread, I know, but just to redress the balance, we were with Livit and had no problems. They were pretty proactive with things we needed (fixing cooker, fixing fridge, supplying compost bin) and didn't unnecessarily penalise us when we left. We were left with two bills after we moved out:

- the percentage cost of painting one wall (under 100CHF)
- the replacement cost of 2 x baking trays (which we had wrecked!), around 100CHF

Just remember, the standard is different to the UK (at least in my experience of renting in both places). Spotless here means spotless. Every single surface has to be clean. After doing what we thought was a complete job, we followed the agent around the flat, with stacks of cleaning products, wiping up bits we'd missed here and there as she reviewed it. So, be prepared to do/pay for a more thorough job than you've ever done. If you do this, you won't get fined.

We lived in a Livit apartment for about 6 months, then left because of the terrible old lady living below us, and the fact that Livit seemed to always side with her. For example, the old lady banged on the ceiling when I took a 2 minute shower at 5:00 in the morning before having to go to the airport. I then got a threatening letter form Livit telling me that I was bothering the neighbors and that they no longer felt comfortable in their home because of me. BTW, nobody can tell you when you can or cannot shower or flush the toilet in your apartment. There are other threads on that topic.

Also, the door between the parking garage and stair well broke shortly after we moved in. Livit had someone come to "repair" the door about a month after we reported it, but that consisted of removing the door and hanging a note saying the door would be back soon. It still hadn't been replaced 5 months later when we moved out. All that time our stairwell was basically open to the public, and for all exhaust fumes and whatever else to come drifting in.

Screw Livit.

I had a disappointing experience with LIVIT AG in Zurich.

After living many years in Los Angeles I made a decision to move back to Switzerland. Beginning of 2016 I spend time looking intensively for a place in Zurich.
I found 2 apartments which I really liked and applied for both of them. Both apartments where LIVIT AG apartments.

Since I need a place to live when I return my elderly mother offered to co-sign so did a friend who owns a successful business in Zurich.

LIVIT AG got my application, copies of my bank accounts, copy of my credit score which is high. I sent them my rental contract from LA plus my mom did the same. She had to go out and get a copy of the BETREIBUNGSAMT. So I was triple covered and hopeful.

After waiting a while, I contacted them several times per email. Also, I would stay up to call them after midnight to get a hold of them.

Strange was that nobody would answer the phone and it went into voice mail on different extensions, every time I called. So I emailed them again, same thing nobody replied to me.

I understand if they gave the place to someone else, what I do not understand is that they refused to contact me back. I find this company not professional and have to say, as a Believer I got protected. They have many bad reviews.

After all, I got a beautiful apartment in Höngg and will move there beginning of June 2016. If anybody needs a room for a while, please contact me.
Reviews of LIVIT AG are not great and actually I am happy they did not give it to me.

Livit AG is a 100% subsidiary of Swiss Life and, with 138'000 rental units, it is the largest apartment rental company in Switzerland. Since there are approx. 2.4 million rental units in Switzerland, Livit would manage 5-6% of them. The possible good news is that 94-95% of the rental market is non-Livit but I imagine you were working with the wrong person.

I have rented with Livit before, while I was living out in the boonies. I can't speak for the city agencies, but the boonies agency was quite good.

Because it was the boonies, I met the landlady - well, the woman in charge of the building I was in - a handful of times and due to the fact that we are of similar age, we had a friendly relationship with some banter. She told me about how Livit operates. Again, this is the boonies agency, not necessarily the city agency.
  • "Pay your rent and you won't hear from me ever again"
  • "If you need something fixed, call. If that doesn't work, send a signed letter the next day. We'll fix your sh*t because it's our job but we have lots to do. I'm in charge of over thirty buildings"
  • "Everything you want from us, you need to come get. I will not set foot in this building unless I have to. Not because I hate this building or it's ugly, but because I have other things to worry about"
And with that knowledge it worked fine. I never had any issues with rent or anything, so that might be something for the city agencies. My current landlord slammed me with an insane heating bill too the other day, so this seems to be a thing. But yeah, Livit, that's what I know about them.

I'm renting a motorcycle parking spot in an underground garage from them. It's obviously only a minor rental, but it went smoothly and I didn't even have to go to their office as I could send all the documents via e-mail. I would say it was a possitive experience overall

As somebody has stated, Livit is probably the biggest rental management agency. Experiences will and do vary widely according to who at Livit you are dealing with, and of course people who had a good experience are less inclined to come and complain about it on Englishforum.

For my part I have rented from them in the past in Zürich city; never had an issue during the tenancy, and the handover went smoothly. Even though I did the cleaning myself.

No offense, but you may not be grasping the reality of the situation.

They will have gotten so many applications for the appartments (for nice ones easily 100 applications!) that it is simply not possible for them to get back in touch with people in a timely manner and let them know that they did not get picked.
