For PaddyG and 3Wishes, thank you, correct.
I was having such a bad time with them I want to invite other people to share their evidence/cases with anyone curious about Livit's reputation before a rental with them. My experience ended in mediation at the court and I merely wished to share some of the facts.
We/I have to remember that this forum is not solely for slating, but I will wait for someone else to add to this thread, for some really great reviews about them. I for one, cannot do this due to the pss poor service we experienced.

Well , Livit sucks.
I searched for a new tennant on my own expense at homegate, paying still bills
a flat i already returned to livit(because i moved around a month ago to zurich) , livit did not accept any candidates. I am sick and tired to answer stupid questions from candidates, travelling to basel in my free time(on my own expense) to show candidates the flat.Sometimes i got there , arranged a viewing for the evening, but nobody showed up, so 5 hours wasted for nothing.
I cancelled the contract asap i signed here in zurich, but the nightmare will end
End of September.I cancelled my GA to mid august ,so it will be costly to travel back and forth to basel.
I got one new tennant, but he did not signed the contract.
The communication between the two parts of livit you have to deal with is the contract management and the administration and both parties seem to be separate parts, they write emails only for their part of the company.

Today i received an email, an employee of livit asks if it is possible to handover
the flat on aug 31st........
I replied, that i already handed over the flat to livit on Aug 03 and that i don't have any keys.
They got a new tennant from September 01 st, but they did not inform me(thanks i did not already transfered the rent for the next month).
Livit sucks !!

Today i received the final bill from the flat in basel:

They charge 30 sfr for a broken jar(in the bathroom, as well other crap (Cascade in the bathroom), but i am sick of livit , will move on(will not get livit
another time), hopefully the return of the money will not take long.

Oh la la, I wish I knew the EF before I rented my flat with Livit. In general, my experience so far is very similar to what can be read in this thread, that is pretty miserable. The contract part went pretty smooth and since that it is somehow much harder to get anything from them.

When I moved in few things were broken, and as the previous tennant moved away at least 3 months earlier, they had enough time to repair them and didn't do it on purpose. I asked them to repair it as soon as possible, but wasn't getting any answer. That taught me that every issue with Livit needs to be solved through the offical channel on paper, so I have an evidence they were informed about it.

In general my flat is cute and I like it, but it's easy to see that they don't care about regular check ups and wait until something gets completely broken. Recently the pipe joint in the kitchen blow, my wall needs to be dried, and the vast majority of the kitchen replaced. So at the end Livit will pay much more for repair.

Livit changed me 850CHF in order to improve the cleaning of my 33m2 apartment.

On their protocol, they took pictures only of the few spots, which were not in perfect condition but they selected several complaints on the e-format of it.

It was difficult to notice that the official protocol and complaints were not merely referring to the pictures but even those options other options.

I ended up paying a fortune for a 1.5/2 hours work.

We are moving to a new apartment on 1st May, managed by Livit.

Our agent (arranged by company) is suggesting that we should not be 'picky' and point out each and every defect or take their pics during inspection as then Livit would reciprocate in the same way and be equally strict while vacating the property. Given all the experiences in the thread above, seems a bit difficult to accept? Thanks,

Also, the T&Cs state that we are eligible to get a copy of inspection report with previous tenant. Is it worth fighting that battle?

I had a very different experience with them during Handover and Takeover. They were fairly open and flexible. I did not face an issue. The deposit took some time coming through but otherwise it was pretty ok. So maybe worthwhile being open minded. Do make sure that you highlight the big issues for sure.

I wanted to add that since more than 3 years I have had no problems with livit. They always reply on my queries, schedule repairs have always been really helpful and kind. But I guess it all depends on the place, agent, hauswart etc. etc.

Do take pictures. Only sign the hand-over document if all the problems have been recorded, even if you have to add them. If they are acting honestly, they will have no problem with this. Yes I would get a copy of the old report. Remember that once you have signed your bargaining power is low though there is a limited time given (I would have to check how long) to report problems not seen on the take-over day. You can join the tenants association before taking on the flat.

Having gone through an exit (with another agency) I defiantly would be very picky. Some of the things I missed (I wasn't really looking) came back to haunt me on the move out. I don't mind paying for my damage, etc., but I hate paying for the previous tenant.

I would't care if the agency wants to be really picky when you leave. There is no guarantee that they will be nice. Nor any obligation for them to be.

It is your right to be picky and any Swiss would certainly be picky. Because no mater what, they will picky as well when you move out. Do not expect special treatment (worse or better) from such a large rental management company.

The important part about being picky is less that it gets fixed but that it is actually documented in the handover protocol which you should keep in a safe place till the end of your tenancy.
