Never take their word for it, have it in writing.
If you want an evaluation there are two ways to go. Many estate agents offer a valuation service where they will come in and value your house, give you a paper, send you a bill and walk away with no further obligation. An evaluation for a single family house could run anywhere between 1-2K CHF. You can also get someone like the Hauseigentümerverband to do it (and they give members a break on the price). This valuation however, and I know this sounds crazy, does not necessarily mean that this is what the house is worth on the market. It is more of a theoretical value taking into account what the land is worth, how much the house would cost to build at today's price minus a deduction for the age.

The other way to go is to get a real estate agent to come and have a look and to give an "unverbindliche" offerte for a sales agreement. They come, take a look, maybe take some photos, discuss what you may have invested in the house and then come up with a sales figure and what they expect in fees. Then it is up to the seller to decide how to go. I would recommend getting several estate agents in to see how they compare. Some estate agents will also give a more superficial written valuation then the one above and this may cost around 6-800 CHF, once again as an average for a single family home.

Not true.

Make it clear from the start and if they don't speak a language that you are happy with, find another estate agent, as if you can't converse properly you're guaranteed to have problems.

Quick update, thanks for all comments received. We had ReMax round, a local guy from Rheinfelden, perfect English, very clear on how process works and the way in which the property market performs here in Switzerland. Bottom line, they charge 3% on completion of a successful sale, or 500CHF for a stand alone valuation. The process of providing a valuation was certainly more thorough than I have experienced in the UK and would be worth the fee if that was all you needed. We will be marketing the property through ReMax however so no fee.

One word of caution, apparently some agents advise you that the contract you sign with them is not cancellable, this is not true and contrary to Swiss law evidently. Some agents will also charge a monthly 'marketing fee' in addition to any final sale commission, seems like a conflict of interest to me and could help explain why so many houses are overpriced and on the market for so long.

Eventually, not now, I will have to sell my house which is currently rented out at a ridiculously low rent (below the suggested rent board price, we have long-term renters).

If my children don't want it, I intend to return, live in it and sell it. It is about 17 years old, small starter home and well built/maintained so not much maintenance. I'll just vamp up the kitchen and bathrooms. Very close to village center, good transport access etc. under 1 hr commute to Zurich, but Kanton Thurgau so not expecting to make a lot of money. So I am not envisaging problems if I price it fairly. It has a partial mortgage. I know roughly how much it is worth because of similar ones selling in an adjacent road. We might buy again in Ticino.

I am worried because we did try to sell it when we left Switzerland not long after we had it built, but the prices were 'im Keller" now of course they have rebounded, the quotes I got for selling then were almost 30% of the house price, which is why we had to rent out.

Are there any wonderful people on the Forum who could give me a plan on what to do when selling? I mean there must be more than just putting it on Homegate, I am dreading the whole Grundbuchamt, don't I need a real estate lawyer? I just want to know the steps Swiss people usually take.

You sign the contract - they do work - you hear nothing - you get annoyed - you chase them - they provide list of people who have viewed/enquired about it.

I would try an advert on Homegate to start with - and try to arrange viewings for a couple of days. You may get lucky.

This is just simply not true. I got a valuation from several and the ones I didn't use just got a fee of 500- which is just a small multiplier on electrician installing a lightbulb...

Did you agree to the fee based evaluation in advance?

The good news is you should be able to deduct these costs from the selling costs when you fill out the capital gains tax form.

500 francs out of pocket, particularly to those bar-stewards offering ‘free’ estimates, hurts a lot more than 500 francs deduction from your capital gains.

we considered selling the family home a while ago and had a couple agents visit the property, one of them gave us a pretty high evaluation while the other offered to buy the property herself, which we thought it was weird.
