Selling our house - real estate agents?

We're planning to sell our house soon - does anyone know the standard commission we can expect an agent to charge, and can anyone recommend agents in Aargau, Laufenberg region? Many thanks

2-3% of the sale price (ideally 2%) and I have no recommendations.

www.remax.ch is a countrywide network of agents, I believe.

Here its very easy to sell your house without agents, put it on homegate.
Friends of ours sold theirs within 3 weeks of putting it on

When I sold my house last year, I got 500'000 francs more than the price I'd have put it on the market for if I did it myself.

And it sold in 4 weeks.

That is absolute rubbish. Many real estate agents will come to your house to try and get you to list your house with them without any fees involved. They do not give you an official appraisal, but they walk through your home with you and ask you to provide them with some basic documents (grundbuchauszug, AGV policy, situation plan, floor plans, etc plus copies of any invoices you have for repairs or improvements. You don't have to show them the agreement for when you purchased the house (some ask for it just to be nosey) but they just need certain information from this, as mentionned above. Then they will give you their opinion of the selling price and the terms and conditions for listing with them.

Of course, not all agents will do this free of charge, as some give you an appraisal and they want you to pay for this, even if you don't list with them.

If you want an official appraisal, your best bet is to contact the HEV or an agent who is a member of SVIT. The appraisal fees vary but with this information, you can absolutely try to sell your house privately. Many houses are sold privately in Switzerland. Banks also have tools for appraisal the value of a house and your own bank should be able to give this to you.

Until you have a signed agreement with an estate agent you owe them NOTHING!!

The exception may be if the estate agent has given you a valuation for your house (in writing with detail) that you agreed to beforehand with a fee.

But honestly, you get an estate agent to come and give you an idea what their fees are what kind of price they think your house would get and you think you owe them commission then? Please, get real!! (Or alternatively, show me that I am wrong....)

AFAIK - and please someone correct me if I am wrong - you can get them in for an evaluation and pay them separately for it, but you need to have it in writing that you are under no obligation to sell via their agency or pay them any more fees..

Never take their word for it, have it in writing.

I've seen it go both ways. There was a house on market near us being sold by the owner, he could not get an offer. We thought it was overpriced and we told him so. He wasn't prepared to negotiate. Months passed and then the house was listed with Remax at a much lower price than the owner had it listed for. The house sold in 3 weeks. Another house just around the corner from us listed with an agent sold in 2 weeks.

The moral of the story is if you house is priced realistically, it will sell. The market will tell you what it is worth.

It has happened recently to friends, that is why I know.. I do not have a habit of making things up.

An estate agent will have a chat with you but will not give you an idea of a price until they have completed a full official evaluation and then your obliged to sell with them, unless you have a written agreement to only have the evaluation.

We sold our house in 2008 in 3 days using Homegate.ch - with a nice array of photos and a downloadable PDF in German and English - the cost for Homegate was CHF135.-...
