breaking the lease

Hi all,

Can you please explain me the "worst scenario" if I break the lease in the 1st year (bound) contract in Stadt Zurich without finding a takeover ?

I am not Swiss and its very unlikely I will ever come around..I know, never say never, but still...

you can leave and go basically,

BUT you will once again give all foreign renters a bad rep......SO DONT its hard enough as it is.

Just find a renter....its super easy to find someone

So I udnestand I lose the entire "depot" and end up on black lists that, at some point, if I want to come back might hit back ?

What is the easiest way to find someone to take over a lease?

We are looking for someone as we want to move closer to Zurich.

Thanks, I put an ad on EF a week or so ago, no replies yet. Any idea how long I have to wait to post it again.

I want to ad pictures but do not know how to ad them to the post - do I just reply to my own ad and add the pics that way?

Which thread did you place your apartment ad on in EF? A firend of mine also wants to put his for sublet.

Did you find a new tenant? Did you have any issues with the managing agent when you presented the new tenant?

My German is not that good so I cannot fill in the forms on these websites. Do you have any suggestions? Do they have contact phone number where I can call them? Thanks

Talk to Mieterverband. If it is "unzumutbar" for you to honor the notice period you may be able to get out of it.

Edit: just saw the post is a year old and i assume the poster is long gone. Anyway advice is still valid.

THanks. What is Mieterverband and do you have their email address and phone? What does "unzumutbar" mean and where will I see it? I know the agreement is definitely for one yr minimum as the managing agent was afraid that my friend may want to leave Switzerland so he agreed to rent the apartment to him on the basis that it was with a one yr min.
