What is the normal amount of apartments that you should apply for before acceptance?

I'm frustrated by this whole process. It is completely different than what we are used to.

We've invested time and money to visit Basel next week to tour apartments. 6 apartments.

And now I'm finding that we have to compete with others on paper, the agents don't even take the time to meet us and see how we are.

So my question is:

Do we have a good 1 in 6 chance of getting into an apartment?

We have perfect rental history (Mostly in America). Excellent background professionally & personally, no debts etc. My husband is Swiss, so I hope that helps.

Is there something we could do that might help our chances?

The system should be more black & white.

Ha ha welcome to Switzerland (well Zurich at least). It's very different indeed. Be prepared for a long wait. Of course, you might get lucky, but then again, you might not. Are you generally a lucky person?

There's a much higher demand than supply, I'm afraid (about 50 to 1 - I got told that the average landlord would see 50 tenants before letting). It helps if you speak Sweestchs Doosch, or least Haut Deuatch. I wouldn't bother getting all huffy with the Swiss; it won't help, and they'll probably be better than you at it.

Mind you, with a Swiss husband, you should know...

The chance is 1:6 to get the apartment, so look around for other ones, apply for them you like. When you get one contract to sign ring all other Land Lords or Agents where you did apply, ask them if you could get the most wanted one immediatly and ask them if they need somone other to rent it for you e.g. they might prefer that the company is renting you work for, or you offer a pre payment for the whole year. If yes then it is OK, if not you have to get what is there or risk it not finding a better place or even your choice could have been better.

Local knowledge is needed because in Zürich it works different.

usually if it is an agency (not a private owner), they care only about your financial situation. they might as well like to deal with local people, so your swiss hubby is definitely useful, let him handle everything. so in general i think your odd is not bad, but of course everything depends also on your luck.

compitition is normal, and not only in house rent. don't be so easily frustrated my friend.

Hi,

I think Basel is a bit more of a buyer's market than Zürich - so don't get too despondent.

We recently had to find people to take over our apartment and out of a dozen or so who came to look I think 2 registered an interest with the letting agents.

The main criteria for the landlords is that you are able to pay and that you look like you will be in the place for a while - so if you have a lengthy contract with an employer it will help. Also, your husband is Swiss which goes in your favour.

In terms of credit history, all you need is a bit of paper from the "Betreibungsamt" to prove that you have no bad debts in Switzerland.

No, I'm not going to get huffy...if anything I'll be even nicer.

I guess I'll just go in with a positive attitude & hope that will bring luck our way.
