House charges while vacating

Its been more than 3 years in my rented apartment. There was a full page list of defects in this house which the agency made a point to note before I moved in.

Over the years, my kids have left a few chocolate imprints on the white walls .. as also a the kitchen cabinet magnets (to keep them closed) do not work anymore .. so also there are a few other damages which cannot be avoided after several years of usage .. it was bound to depreciate in function...

Normally while vacating a house one has to pay for cleaning, damages, painting etc ..

I was told that if I have rented a house for 3 yrs plus, I need not pay any charges (minor damges etc), deterioration of the paint etc ... Is it true ??

That sounds like normal wear and tear but either way, there is a calculation made based on how long since the house was decorated - painted, how old are the kitchen units etc... and how long you've been living there.

Having said that, if the chocolate is washable, they'll ask you to so that.

Walls are supposed to have a life of 10 years before repainting. You pay a percentage of the 10 years - if you have been there 5 years, you pay 50% if they need it.

See the mieterverband - they can send you a handbook with a lot of interesting information - like that you need to replace the filters in the taps(!?! did you know that? i didn't!)

Also, you can get a white sponge which you use with water, from Migros, PeterHans, any handy store, which can deal to much of the markings on the walls (describe your problem to them in the shop - i cannot remember the name of the thing) - beware of not using it too often as it also can take paint off the walls.
