I can, with absolute sincerity, say that I LOVE living here. I'm right next to (2 mins walk ) two train stations that get to HB in 5 minutes or to the Uetliberg in 15, and the 5 and 13 trams that go direct to my workplace, Bellevue, Paradeplatz or Limmatplatz, meaning the city is my oyster. I have a slew of great restaurants between 2 and 5 minutes from my door, ranging from what is regarded as one of the best pizzas in zurich, to a fantastic thai place, an authentic vietnamese, as well as one of the coolest posh restaurants (the type of place I imagine Gastro Gnome would enjoy, it gets very good reviews apparently. I have Sihl City and Brunaupark less than a 10 minute slow walk away, a big Lidl 5 minutes walk away, a Denner and small CoOp 2 minutes walk away, and Wiedikon is a smidgeon over 5 minutes bus journey (the station is also 2 mins walk) for all the ethnic shopping goodness a soul could ever want.

The best thing is I live on a quiet side road with no through traffic, my rent is VERY reasonable for the size and location, the rental company are sweethearts (so far) every time I need them, and my neighbours are all Auslanders who I never hear a peep of, but who always smile and say hi when I see them

So yeah, damn right its good living here.

Rent takes 17%. All regular payments, such as electricity, telephone, internet, billag, health, household, private liability and car insurances, cantonal car tax, banking, one GA - average to another 17%. That's for a couple of two. Our combined net is ~5700 CHF.

Oh and 18% It felt expensive at the time, but it would cost a serious amount more to meaningfully upgrade in terms of size or location.

Thank you all for taking the time to answer me. You have helped me consider my options more clearly, and realise that the flat I have is pretty decent, and well-located. It has its drawbacks, but these have to be considered against the fact that I only pay 21% of my net salary for it, and that gives me a lot of liquid assets to enjoy life with.

I am not pressed to move, and could carry on looking until the right property at the right rent comes up, even if it takes five years. I agree that renting is a luxury, but its a luxury that I enjoy.

A good friend invited me for dinner there. I still can't decide whether it was amazing or just weird, the chef really takes some risks with his food mixing. Some of the stuff was definitely fantastic, the quality was great, the combinations were sometimes a bit too out there for me but the waiter was very friendly, the atmosphere was great and it was great to try something so different.

I'm at 12% net.

When deciding on upgrading (or downgrading) living spaces I always do the following.

Figured out the cost difference per year (XDiff): (monthly rent Upgrade - monthly rent Downgrade) * 12 = XDiff

Picture yourself living in the Upgrade place, and if someone would pay you XDiff to live in the Downgrade place for one year---would you do it?

buy; do not rent - currently mortgage interest is circa 1%; of course that rate can change quite quickly

Thanks for the food advice Kittster good to see some % of your wages go to that restaurant sharing is caring?

Now,back on topic : between 17% to 20% should do the trick , at least it does with us.

All depends where you want to be based, Big towns are more expensive then a remote village..even with the cost of transport getting to and from your job.

Back on topic... As a proud (but house-poor!) homeowner on two continents, I would definitely say that buying is the way to go. Non-Swiss can buy one property, and it's a fine investment if you ask me.

As for %, I'm at 42% and happy as a clam, but I like researching on the internet in my jammies in between trips to small mountainous European countries

circa 1% is for variable; changes every 3 months according to the Swiss Libor rate- Fixed for 5/10 years is circa 2%/2.7%.

If you fix for a period in Switzerland & want to sell before expiry they will expect you to pay up the interest for the remaining period.

16% of gross (rent)
5% of gross (mortgage)

In total we pay out 21% of gross + amortisation + ownership costs.
