GVZ inspection

Hi,

Bought a house about one year ago. Soon after, the kanton building insurance (GVZ - Zurich) sent us a letter with the insured value of the building and the bill to pay.

Now GVZ is coming over to inspect the house to re-assess its value (I think they never came and just passed onto us the previous value).

A couple of questions for members who have been through this:

Do you guys know how often these checks are performed?

In case they change it, what do you think, is it in my interest to get a higher (better payout in case of fire/etc) or lower valuation (lower premiums)?

Is this check n any way going to be reflected in the Eigenmietwert the tax office is considering for the property (I am quite confident it's not)?

Thanks for your comments!

Re: GVZ inspection

Answering one of my own questions.

I asked the inspectors and, yes, there is a link to the Eigenmietwert. But it's the tax office that (every 15 years or so) contacts the insurance to get the current valuation, they won't directly forward the new valuation to them.

I was told to let the insurance company know if I invest in the house, e.g., by insulating the roof or changing the heating system. For investments below 50K they would just take my number and modify the value, for higher amounts they would come again and inspect.

Something to keep in mind when renovating the property: one can deduct the costs from the taxes during that year, but eventually the improvements will be reflected in the Eigenmietwert and thus the taxes one will pay every year after the value is corrected.
