What if I leave Switzerland due to unforeseen circumstances? Rental contract?

Im in process of getting a place here. Im frustrated, cannot find a place that does not require me to stay in the apartment for 1 year. I am liable and cannot terminate.

I have no other option, but if I need to go after 6 months. I don't care about the security deposit (3 months). I don't want that guy looking for another 6 months of rent given to him for free. That's what the security deposit is for.

If I leave will the guy be able to know where I moved back to?

Not a good idea.

And the security deposit is not for people who just want to leave and/or disappear.

Depends. If you tell the gemeinde/commune where you're moving to they might. And it should be pretty easy just to find someone to take over your rental contract which gets you out of being liable for unpaid rent.

A year contract is standard here, unlikely you’ll find anything shorter!

There are people who tend to take a sabbatical and tend to rent out their place for the period while they're gone. The best option for you is to find a WG, they usually don't require a permanent contract and you can easily leave beforehand. Post in the classifieds such as tutti, that you're looking a temporary place.

My contract has a clause that says if my employer relocates me then i can break the contract early ..

Can't think of many other reasons why i'd suddenly have to leave (personally).

Don't sign a 1 year contract if you want to leave in 6 months. There are furnished apartments you could rent per day/week/month.

Its not that I WANT to leave in 6 months. Life isn't as perfect as people expect it to be. Furnished apartments here are hell of a long way away from where I work. Some of them I can't even have guests ... Without a car its a b****

What most people do if they need to leave a property early here, is find a new tenant for the landlord, then you can leave. If you intend to stay longer than 6 months then it’s probably the best option. Not tie-ing yourself in for 12 months “just in case” and living in an Airbnb etc forever “just in case” could get expensive.

Since you're Ok with losing 3 months deposit should you need to leave, I don't see a reason why you should worry about the 1 year minimum. Perhaps unless your rent is stupidly overpriced, but you don't come across like you'd fall into that trap.

Let's say you need to leave 3 months into the contract. You pay part of the remaining 9 months with the deposit by lowering the rent by 33%. Surely it's no problem to find a follow-on renter basically immediately if the rent is, say, lowered from 1800 to 1200 for the first 8-9 months (even lower the longer you've been in the apartment).
