Hello,
I'm doing a reverse housing search for my niece from Geneva to central London.I was wondering if there are any people here( maybe someone from London) who would know of any way other than the traditional (real estate agents, social media groups etc..)to look for a home in central London Fulham.
I've looked through much all of the big rental companies online, FB groups, marketplace,social media and advice blogs so that's covered.Is there any other way I may not be looking at ? Such as embassy/ consular housing web boards(), expat web boards or anything else?

Sounds like you're trying to find cheap accommodation where it doesn't exist, and likely to land her in a dodgy situation. If Fulham is too expensive, try another area.

Property garden, no pets, no children. No parties, usually limited how many visitors to your home

She's looking to find a home;3 beds,2 baths with an outside area as she is now working mainly from home with the company she works for and would like an office(hence the 3rd room)-it's long term as in open ended lease.She already is in London but works a lot and doesn't have much time to look.Thanks, I'll have a look at property guardian.EDIT: I'll rephrase the "open ended " lease- I think these london leases have an option for review after a year or a break in lease contract possibly.I don't know her details-it's just she's not looking to stay short term.

I used to live just over the bridge in Putney - it's a little less expensive than Fulham. Southfields (between Putney and Wimbledon) is a little cheaper again. My boxy badly built small 1970s one bed flat is rented out for £1150 a month. In Fulhan that'd probably be more like £1400.

Barnes and Richmond are also good areas too for what she's looking for ;however, she likes Fulham and being able to go up the new king's road/king's road and taking the district tube line. to get to her company.

Rightmove is the main real estate portal, equivalent to homegate's position in swiss market. For shared accommodation try spareroom.co.uk or FB marketplace

There is a lot of student accommodation, more known around their age group or possible the Universities, Colleges know about them. Found this one on-line for your area

Try the following:

1) Zoopla - generally more London focused than rightmove
2) Spareroom.co.uk - more for students/recent graduates looking for their first place in London.

Also, unlike Switzerland, renting in London is a proper market place so you can bid any rent you like on an apartment and it's up to the landlord to decide if they want your money badly enough. Given current covid situation, I would start by (i) bidding with rents 15/20% lower than advertised, (ii) asking for no deposit requirement, and (iii) no 6-month break clause. You might find a desperate land lord who will bite and if they don't at least you have the starting point for a negotiation.

Rent is I believe usually paid calendar monthly in advance.
Deposit since Law change June 2019 is now capped at 5 weeks, unless over £50K a year rent, then 6 weeks. Deposit should be held in a safe thingy.


No idea what extras might be charged before moving in and out. Believe a lot of charges to tenants were dropped in 2019.


Apart from monthly rent, tenant is also responsible for Council tax, for a one bed about £115 to £130 a month, but depends on the Borough Council. Though if single occupancy one might be able to apply for 25% discount.


Utilities often paid by tenants in addition to rent, gas, electric, water, telephone/Wi-Fi, but sometimes these things or some are included as when a block might also have other extra facilities, gym swimming pool, security, cleaners, gardeners.. I believe that is happening with some new builds specifically for renting only


Sizes of flat start at Studio, (means bedroom and living room is one, sometimes the kitchen is also part of that room. Bathroom, probably no bath but shower is usually a small separate room.
One bedroom means separate bedroom and living room, size of kitchen and bathroom will vary. Others vary, a three bedroom, might have two living/reception rooms, might have more than one bathroom, might not.



Some flats rented furnished, some unfurnished. Though think many are semi furnished, cooker, washing machine, fridge/freezer – dishwasher will depend if room, some have, some not. One flat rented decades ago, I had to put down the carpet before moving in -though that was a tad unusual.



Other items to look at, access to garden, balcony, bike parking, car parking. Maybe have some, maybe have non.


I do believe flat with either access to garden or balcony will hang around now after effects of Covid restrictions.


I am not sure about prices, a landlord told me they were not as lucrative as 10 years ago. He rented out his within a two to three weeks of previous tenant departure. He spruced it up a bit, mainly refreshing. As it had access to garden and in good location, was able to increase rent 15%, if times had been better he would probably have gone for 30 to 35% increase.


The agents for an area should know the prices, though I guess it maybe if many tenants keep offering lower, they may suggest to the landlord to decrease a bit. Same time if desirable I would not expect it to hang around.

What is her price range. A three bed in Fulham will be 2.5-3k at least

To clarify my initial thread starter, my niece is already living in London and looking to move to Fulham. I just thought there might be someone on this forum who knows( and maybe lived in London) and had some other search ideas.
