Sublet vs Double Occupancy - risks?

(Asking for a friend)

My friend who is a student is trying to sublet his room for the upcoming months, due to online classes because of corona. His main contract allows sublet to only students, but "double occupancy" to anyone. Because many students are leaving, he struggles to find students to sublet.

What are the risks associated to making a double occupancy contract instead of the sublease? Given that the double occupancy contract can specify the period of time it applies.
