(ZH) For sale: 3.5 room apt. with BIG garden

Hi all, we are selling our beautiful 3.5 rooms ground floor apartment with BIG garden just 20 minutes drive from Zurich city center.

To answer you the question "Why are you selling it?", here is our story:

How I met my flat: Here's the secret kids... back in our time finding a good accommodation outside of Zurich with a larg(er) garden was not an easy feat. I believe though, today it is even harder.
We live in Switzerland over eight years now. We came here with the idea of staying here for only one year.
We were sad when we couldn’t find an apartment with private garden, but we said we will survive without one – it is just for a year, right? We managed to snatch a new penthouse in Glattpark (suburb of Zurich) with one bedroom and an enormous terrace.
We liked it, but after three years it became more than obvious that we will stay here way longer than initially planned, so we decided it was time to move on and finally have a much wanted garden.
We were looking for something with an additional room and with a big garden for ours dog’s joy and for my love for gardening. Ideally, we wanted something modern, with a lot of privacy. Wishful thinking, right!? J And so our search begun…
I assume that everyone by now knows how a typical Swiss flat looks like. And how indifferent they are towards gardens. Or privacy. Not to mention the chances of renting a nice flat while competing with 50 other people …

After several months with no solution in sight we decided to expand our options. Instead of renting we decided to buy a smallish apartment as a step towards a long-term solution.Decision was easy: way cheaper to pay mortgage than rent (in our case the mortgage is less than 1000 CHF/month), ownership = no landlord and My home = my castle (well, not sure if this is possible in Switzerland at all, but we for sure missed the joy of drilling some holes in the walls and not feel bad and punished about it) The only downside was the one-time investment in the form of the deposit – which got recovered quickly through savings on rent.

Surprisingly soon we got lucky and scored a home run. I was browsing homegate and noticed a beautiful garden apartment near Zurich. It was the perfect match. 2 bedrooms, huge living room, BIG privately owned garden, modern bathroom, own service room for washing machine and tumbler (they don’t call me Monk for no reason – I find the idea of sharing a washing machine and working out a washing schedule with neighbours repulsive). I called the sellers and agreed a visit the same day. I still remember the warm summer evening when we first saw our soon-to-be home. We immediately fell in love. It was gorgeous. I had a huge, fenced garden for our dog and a beautiful patio for all of us to enjoy. With good connections to my husband’s office in Zurich. It was everything we were looking for and then some! We clicked with the sellers (it probably helped that they were not Swiss), and the rest is history.
When I look back I am so grateful that we decided to make this step. It was a great experience, and the right decision to make. We spent many great moments, hosted (grill)parties, enjoyed sunsets on our private patio, produced a lot of veggies in our square foot garden and took looong walks with our beloved dog in the countryside. It was the perfect match between a countryside peace and good in-city connections. And the neighbours part: In 5 years of living there we didn’t get a single complain from neighbours about our dog, or about making noise, or bbq smoke, etc. which I believe is quite rare here. We had been on “du” (German word for addressing someone informally) with all neighbours since day one and the best of it - they really respect each other’s privacy.
After five fantastic years it was time for us to make the next step and move on. Even though we bought a house now, we already miss our beautiful garden in the friendly village.


Having said all this, and knowing how difficult it is to find that perfect home in Switzerland, I would like to point out to the add we have posted on homepage. Here is the advert.

I think this is a fabulous property and it seems to me at a honest price! (I am not a realtor).

I comment just because we are looking for something similar with my husband, in another corner of the world though, and your place is exactly what we are looking for. I wish this was here not there

I am a city girl and my husband is a country boy, so this type of place ticks both boxes. Good luck!!!

In our marriage - I am a country girl (although born and raised in the city!) and my husband likes more urban areas although in the last decade or so, the connection to the city center is more than enough for him, too

BokerTov, I hope you too find something soon and if at your first visit you can imagine living there (and everything is ok with the papers, etc.) then go for it. I begged my husband to go and see this property, he was so against living in the village, but when we walked into the flat and saw the garden, it was a love at first sight. And it was the first property where I felt at home from day one. I am having much harder time now...

oops, didn't read your second part, tztztztztz.
We lived in Glattpark before, so the noise is none existent compared to Glattpark. You can hear some noise 2-3 times per day (depends on the day) but it passes as soon as it comes and neither we, nor our visitors ever had problems with it. But of course everyone of us is different, I for example, can't imagine myself living in the city center with all the traffic noise and that smell so each to their own. As for every property, you need to go there and see it by yourself if there is something that bothers you or not.

Hi, all the potential buyers receive the documents you are referring to, when they come for a visit. Especially since the bank requests them. Hovewer, I really don't feel comfortable sharing all the data here, in fact our bank suggested us we make two different types of so called "Verkaufsdoku", the one for wider public and online portals with lots of pictures, basic info, etc. and then another document with all the numbers which we give to the potential buyers who are really interested in purchasing our flat and who can than go speak with the bank about the financing.

As per Nebenkosten (building related costs + building management + heating (and we like it really warm: 24/25C) + water) are around 300 CHF per month. You need to add electricity and internet to this sum.

No problem, I was just curious.

Was mainly interested in the building management, building related costs and any kind of contingency pot the neighbours contribute to (I heard this is a common done thing for owners).

It can be as high as you want it to be! Although of course, there's little reason to pay to have it higher than the morgage usually

Curiosity can be a good thing, however it might be more useful to start a new thread (if it does not already exist) about how does the process of buying a property here looks like. I would be surprised if it doesn't exist yet, though.

It is not that I don't want to help you with your curiosity, it is just that this thread will be closed as soon as we sign the reservation contract with the buyer, so we won't be able to discuss this topic here anymore.

To answer your question - it really differs - each bank has different requirements and it also depend on the price of the property in case. In my wild house hunting times, I have seen many overpriced properties and with such properties banks are more cautious and demand more documents as with properties that are really "safe" for them. Also it depends how large your down payment is, etc. Some banks are really easy going (they have their own pepople who do valuations anyway) and some are a bit more complicated. Just google "unterlagen Hauskauf" or browse banks web pages or even homegate info site and you will find plenty of reading there, which would feed your curiosity
